The development is located on the east side of Monroe Avenue NE, south of NE 10th Street. The development is proposed to replace two existing single-family residential units with 13 single-family residential units, a net increase of 11 single-family residential units. May 2016 info@gibsontraffic.com 2 GTC #16-088 Trip Generation Calculations The trip generation calculations for the Stinde Development are based on data contained in the Institute of Transportation Engineers’ (ITE) Trip Generation Manual, 9th Edition – Volume 2: Data (2012). The average trip generation rates for ITE Land Use Code 210, Single-Family Detached Housing, have been used for the trip generation calculations for the proposed 13-unit development. Table 1 summarizes the trip generation calculations. The ITE data for Land Use Code 210 is included in the attachments. Trip Distribution and Impacts It is anticipated that trips generated by the Stinde Development will split 60% traveling to and from the north and 40% traveling to and from the south along Monroe Avenue. The development will impact off-site City of Renton intersections with less than 10 peak-hour. Additional analysis of impacts to surrounding intersections should therefore not be required based on City of Renton threshold requirements. A ITE Trip Generation Data A - 1 A - 2 A - 3
