Violent and/or threatening behavior toward residents, staff, guests, service animals, or anyone on Renton Commons property is strictly prohibited and may result in eviction which would result in the termination of services and criminal charges. 2. ABUSIVE LANGUAGE. Abusive language or foul language is not allowed in common areas or other areas where people congregate. 3. ANIMALS. There will be no animals allowed in the building or on the premises unless you have Reasonable Accommodations on file. 4. ALTERATIONS. Any alterations need to be approved by your property manager. No signs or notices shall be posted in or about the community without prior permission from staff. Signs on doors and window are prohibited. 5. LAUNDRY FACILITIES - Machines are to be used for washing and drying of household clothing and personal items. Flammable materials are not allowed. Do not use machines to dye materials or clothing 6. BREAKAGE. Residents shall pay for all breakage; damage and cleaning beyond normal wear and tear. Residents are responsible for keeping common areas clean. 7. BUSINESSES. Residents are not allowed to operate a business on the premises. 8. INTENDED PURPOSE. Toilets, sinks, and wash basins are to be used only for the purpose intended. No dust, rubbish, cigarette ash/butts, coffee grounds, etc. are to be put in them. Cleaning agents such as the bluing agents that turn the water blue by leaving the cleaning agent container in the toilet tank are strictly prohibited. Additionally, nothing is to be flushed down a toilet other than human waste and toilet paper. Anything else is not intended for flushing down a toilet and is strictly prohibited. 9. CONSERVATION. Residents are expected to use energy wisely. 10. GRILLING/BBQ – are not allowed 11. CRIMINAL ACTIVITIES. ANY criminal activity whether it is the use of drugs or otherwise may result in eviction, which would result in the termination of services and criminal charges.  Drugs are not allowed on the property at any time.  No firearms or weapons are allowed in the building or on the property 12. ALCOHOL: Alcohol cannot be consumed in public areas. 13. DANGEROUS MATERIALS. Gasoline, oils, or any flammable material, and all hazardous materials must be properly, safely, and legally disposed of.  No spraying aerosol containers or emitting any substances that may disrupt the peaceful enjoyment of other residents in common areas. 14. SMOKING. Smoking anywhere in the building is strictly prohibited. Smoking or evidence of smoking in your unit can result in termination of your tenancy. 15. ENTRY DOORS. In order to maintain fire rating of an apartment building and to ensure the privacy and security of all residents, all apartment unit entry doors must be closed except when in use. 16. EXTERIOR ATTACHMENTS. No wires, aerials, antennas for radio or television, or wires, ropes, or other material or device for clothes drying, or other personal use shall be installed on the roof, decks, patios, or other parts of the building. Page 2 of 2 17. GARBAGE REMOVAL. Garbage will be properly enclosed in plastic bags, which shall be fastened shut to prevent leaks and spillage. All garbage must be disposed of through a trash room chute. Recycling containers are located in each trash room for your use. Garbage is not allowed to be placed in recycling containers, left on trash room floors, or any common area on Renton Commons property. 18. GUESTS. Guest Policy: A. Residents cannot have overnight guests more than twice in a 7 day period. B. Residents will be responsible for their visitor(s) conduct at all times and we reserve the right to trespass any guest(s) from our community. C. Residents must request, in writing, approval from the manager for having a guest(s) stay up to 2 weeks. This is allowed once in a 12-month period. D. Nonresidents may not be on the property more than 40 hours in a 7-day period. 19. HALLWAYS AND COMMON AREAS. Hallways and common areas are to be kept clear of clutter. No personal items may be kept or stored in the hallways, stairways, or other common areas. 20. LITTERING: Littering the grounds and parking areas is strictly prohibited. This includes putting out cigarettes on the sidewalks and in driveways or dumping ashtrays on the grounds or in parking areas. It also includes but is not limited to spitting, vomiting, urinating and/or using the restroom on RentonCommons property. 21. NOISE. Residents shall keep the volume of musical instruments, radios, televisions, record players, etc. at a level that will not disturb neighbors. Quiet hours are from 10pm to 8am. 22. CONDITIONS OF DWELLING UNIT. Residents shall keep their individual units clean and in compliance with Housing Quality Standards. 23. UTILITY ALLOWANCE. Residents receive a utility allowance. You must pay for heat and/or electricity in your unit directly to utility company. Disconnection of utilities due to an unpaid invoice is a building violation and may result in termination of tenancy. 24. SAFETY. Residents shall not tamper with fire suppression sprinklers, fire extinguishers, equipment, or fuse boxes. Hanging or attaching anything from the fire sprinklers is strictly prohibited.  Theft or intentional destruction of property; verbal or physical harassment of residents, guests, staff or vendors and behavior that risks the immediate safety, security, or rights of other residents may result in termination of tenancy, termination of services, and may result in criminal charges.  Electric frying pans are not allowed in the units and the use of them in the units is strictly prohibited. 25. KEYS - One building entry FOB will be issued to each resident to allow them to access the building. Building entry FOBs are only for the residents they are assigned to and are not to be given out or loaned to anyone else at anytime. Giving out or loaning building entry FOB’s is considered a breach of building security and may lead to termination of your housing. Resident(s) are responsible for the building FOBs that are assigned to them. Residents will be charged a replacement fee of $50.00 for each lost or damaged building entry FOB. Apartment key replacement will cost $20 and a mailbox key $10. 26. BUILDING SECURITY – Residents are only allowed to be on the floor in which they reside unless escorted by another tenant on another floor. Any violation of the house rules may result in the issuance of a 10-day notice and/or may result in termination of your tenancy.
