CITYOFANDECONOMICDEVELOPMENT-—-—“RentonADMINISTRATIVESTREETMODIFICATIONAPPROVALEDENIALEVALUATIONFORM&DECISIONPROJECTNAME:SinghSFRPROJECTNUMBER:LUA16-000887,B16-003688PROJECTMANAGER:IanFitz-James,CivilEngineerIIAPPLICANT:BaggaSingh2300NE27thStreetRenton,WA92056ZONINGCLASSIFICATION:R8-Residential(2DU/AC)PROJECTLOCATION:2300NE27thStreetSUMMARYOFREQUEST:PursuanttoRMC4-9-250DtheapplicantisrequestinganAdministrativeModificationfromRMC4-6-060-StreetStandardstomodifyNE27thStreettomaintaintheexistingstreetsectionkeepingthesidewalkadjacenttothecurbandgutterandlocatingtheplanterstripbehindthesidewalk.Anewdrivewayentranceisproposedaspartofthedevelopment.BACKGROUND:NE27thPlaceisclassifiedasaminorarterialwithanexistingrightofwaywidthof60’pertheKingCountyAssessor’sMap.Theexistingpavementwidthisapproximately44’andconsistsoftwotravellanesandon-streetparkingalongbothsidesoftheroad.Thereisa0.5’curband5’sidewalklocateddirectlybehindthecurbalongbothsidesofthepavement.Thecurbandsidewalkalongtheprojectfrontageareingoodcondition.2300NE27thStreetiscurrentlyaccessedbyanasphaltrampthatwasconstructedalongtheflowlineofthecurbtoallowvehiclestodriveover.Therightofwayextendsapproximately7.5’beyondthebackofsidewalkalongthesitefrontage.PerRMC4-6-060,aminorarterialwithfourlanesrequiresaminimumrightofwaywidthof91’.Apavedroadwaywidthof54’consistingoffour11’travellanesandtwo5’bikelanesisrequired.A0.5’curb,8’planter,and8’sidewalkarerequiredalongeachsideofthepavement.TomeettheCity’scompletestreetstandards,rightofwaydedicationofapproximately15.5’alongtheprojectfrontagewouldberequired.Constructionof5’additionalpavement,a0.5’curb,an8’planter,andan8’sidewalkwouldberequired.
