The following briefly describes the application and the necessary Public Approvals. DATE OF NOTICE OF APPLICATION: March 20, 2015 PROJECT NAME/NUMBER: Sunset Terrace Development, Building 1/LUA15-000159, SA-A PROJECT DESCRIPTION: The applicant is requesting Administrative Site Plan Review for the construction of a 6-story mixed-use building containing 110 residential units and 2,078 square feet of commercial space. The subject site is located on the east side of Harrington Ave NE, between Sunset Blvd NE and Sunset Lane NE and is a phase of the larger Renton Sunset Terrace Redevelopment Master Site Plan (LUA10-052 and LUA14-001475). The mixed-use structure would have an average height of approximately 70 feet. The vacant 26,320 square foot site is located within the Center Village (CV) zoning classification. Primary vehicular access to the site would be provided via shared driveway (with the abutting KCLS library to the east) extended from Sunset Lane NE. A total of 119 parking spaces would be provided within three levels of structured parking of which two floors are located below grade. There appears to be no other critical areas located on site.
