CodeSection:4-2-115E.3.“ArchitecturalDetailing”Justification;WewillinstallahorizontalbandontheseStandard:plansasrequestedduringthemeetingatCityofIfonesidingmaterialisusedonanysideofthedwellingRenton.Pleaseseeattachedelevations.thatistwostoriesorgreaterinheight,ahorizontalbandthatmeasuresatleasteightinches(8”)isrequiredbetweenthefirstandsecondstoryCodeSection:4-2-11SE.3.“Windows&Doors”Justification;WehavedesignedtheseplansforthebestStandard:balanceofwindowsandenergyefficiency.AddingmoreWindowsanddoorsshallconstitutetwenty-fivepercentwindowsalongBensonRoadSouth(averybusyStreet),(25%)ofallfacadesfacingstreetfrontageorpublicwouldincreaseroadnoiseinsidethehouseaswellasspaces.reducetheenergyefficiencyofthehouse.Thislotisalsoourmodelhomefortheplatandassuchwewouldlikeittobeanaccuraterepresentationtoourcustomersofwhattheyarebuying.Glazingcoverageisapproximately21%alongBensonRoadSouth.CodeSection:4-2-115E.1.“Garages”Justification;WehavedesignedtheseplanswithaStandard:specificcontemporarystyling.DuetothemodernI.Recessedfromthefrontofthehouseand/orarchitectureofthisplan,thegarageisnotrecessedbyfrontporchatleasteightfeet(8’),ortherequired8’norisitlessthan50%ofthefront2.Locatedsothattheroofextendsatleastfivefeetfaçade.Instead,thereisalargefrontporchwith(5’)(notincludingeaves)beyondthefrontoftherecessedentryandweaddedglazingtothegaragegarageforatleastthewidthofthegarageplusdoorforabetteroverallarchitecturalstyling.theporchlstooparea,or3.Alleyaccessed,or4.Locatedsothattheentrydoesnetfaceapublicand/orprivatestreetoranaccesseasement,or5.Sizedsothatitrepresentsnogreaterthanfiftypercent(50%)ofthewidthofthefrontfacadeatgroundlevet,or6.Detached.Inadditiontothisform,thefollowingattachmentsarerequired:SSiteplanandelevations(8.Sxllsize)Builtexamplephotos(ifavailable)RMC4-9-250D.2CriteriaforModificationoftheStandards.Therequestedmodificationmustalsomeetthefollowingcriteria;1.Willmeettheobjectivesandsafety,function,appearance,environmentalprotectionandmaintainabilityintendedbytheCoderequirements,baseduponsoundengineeringjudgment;and2.Willnotbeinjurioustootherproperty(ies)inthevicinity;and3.ConformtotheintentandpurposeoftheCode;and4.Canbeshowntobejustifiedandrequiredfortheuseandsituationintended;and5.Willnotcreateadverseimpactstootherproperty(ies)inthevicinity.I,theundersigned,declareunderpenaltyofperjuryunderthelawsoftheStateofWashington,thattothebestofmyknowledgetheaboveinformationistrueandcomplete.ApplicantSignatureDate
