The following briefly describes the application and the necessary Public Approvals. DATE OF NOTICE OF APPLICATION: November 2, 2015 PROJECT NAME/NUMBER: Summit Frenchies Canyon Terrace Temporary Use Permit / LUA15-000757, TP PROJECT DESCRIPTION: The applicant is requesting an Administrative Tier 2 Temporary Use Permit in order to construct 5 model homes on future lots created as part of the Canyon Terrace Preliminary Plat prior to the recording of the plat. RMC 4-9-240D.2 allows for the construction of the lesser of; 5 model homes or 20% of the total number of lots with a Tier 2 Temporary Use Permit. The subdivision of the site would result in 72-lots used for the eventual development of single family residences; with tracts for open sace, critical areas, access, and stormwater. Twenty percent of the 72 lots would amount to 15 lots which exceeds the 5 maximum allowed model homes pursuant to RMC 4-9-240D.2. Therefore, the applicant is limited to the construction of 5 model homes. Access to the lots would be gained from SE 192nd St via new internal public streets.
