RE: Street Vacation—6' Unopened ROW—Town&Country Bungalow Estates
To Whom it May Concern:
Attached is our petition for vacation of a strip of 6' unopened ROW adjacent to Lots 18-25 of the
Plat of Town and Country Bungalow Estates. We are seeking this vacation of right of way that is
completely within the boundary of property currently owned by Langston 14,LLC. The right of
way to be vacated is in the back portion of the Langston owned property, contiguous to the South
end of Lots 18-25 and bordered by private property with no provisions for ROW.
This vacation request supports the City's interest in reduction of unopened/unusable ROW to the
end of reducing future cost and obligations for the City. The vacation area/unopened right of way is
six feet wide and has never been utilized for pedestrian access or any type of vehicle access.
The further public benefits are rooted in the ownerships willingness to exchange approval of the
ROW vacation for above standard pedestrian access to and from their property and above standard
vehicular access to and from their property.
Approval of this vacation will lead to enhanced safety for both pedestrians and vehicles.

We,the undersigned property owners abutting a certain portion of public right-of-way,respectfully request the vacation
of the right-of-way as described on the attached"Exhibit A"and commonly known as: Stevens Ave SW and SW
Sunset Blvd. (Insert closest cross streets and reference the street name,i.e.NE Bog Street from Bicycle Alley to
Slalom Avenue NE.)
We request a time and place be fixed when this petition will be heard by the CiTy Council.

SPECIAL MINUTES
OF
LANGSTON 14,LLC
TIME AND PLACE. A special meeting of the Members named in the Certificate of Formation of
Langston 14, LLC was held on the 14�'day of April, 2017.
ATTENDANCE. The voting members of the Company, Top Consultants LLC, by James R. Ihnot,
it's Manager and a Member of Langston 14, LLC, and Brett Moreland, Member, agreed with these
Minutes and attended the meeting by telephone conference.
PETITION FOR VACATION OF RIGHT OF WAY. The Members discussed vacating an
unused right of way on the South portion of Lots 18-25, inclusive, and discussed that the right of
way has never been used by pedestrians or vehicular access. The Members believe it is in the
public's best interest to vacate the right of way in order to upgrade pedestrian and vehicular access
in the plat. Vacating this portion will a11ow a sidewalk to be built on the North portion of these lots
and will allow a widening of the frontage street for these lots. The right of way is six feet in width
and has never been used. The right of way does not connect to any other property and is isolated
from any adjoining lots. Upon motions duly made and seconded, the following resolutions were
unanimously adopted:
RESOLVED, that the Company is authorized to prepare, file and pay for a Right of
Way Vacation for the South portion of Lots 18-25, inclusive, with the City of Renton.
RESOLVED,that James R. Ihnot is authorized to prepare and file the petition to vacate
the right of way on the South portion of Lots 18-25, inclusive. James R. Ihnot is
authorized to hire all consultants needed for said vacation, including but not limited to a
surveyor.
ADJOURNMENT. There being no further business, the Special Meeting of the Company was
declared adj ourned.
This Consent may be signed in counterparts and a facsimile or scanned copy may be considered an
original.
Each of the undersigned hereby WAIVES notice of the Special Meeting and expressly approves of
the action taken at the special meeting as reflected in these Minutes. All of the Members
unanimously consent and agree to the Minutes as set forth herein and WAIVE NOTICE AND
ATTENDANCE AT SAID MEETING.All actions undertaken are hereby ratified and confirmed.

City of Renton:
On behalf of Langston 14,LLC, a Washington limited liability company,we are submitting a
petition for vacation of land adjacent to Stevens Ave. SW toward SW Sunset Blvd SW. (Lots 18
through 25). We are seeking to vacation a 6 foot right of way that is completely within the property
owned by Langston 14, LLC. The right of way to be vacated is in the back portion of the property
on the South of Lots 18-25. The front of the property abuts SW Langston Road in Renton, WA.
The purpose of the street vacation is widen the current alley and to provide a wider access within the
plat. The present right of way is six feet wide and has never been utilized for pedestrian or any type
of vehicle access. The purpose of vacating the right of way is to allow better vehicle and pedestrian
access to and from the plat. The owners have agreed to provide sidewalks along the North of these
lots and vacating this right of way will a11ow better pedestrian access and it will support widening
the present alley for enhanced vehicular access.
Both reasons are in the public's best interest. Vacation of an unused right of way will enable both
pedestrian and vehicular access to and from the plat. Safety will be enhanced for pedestrians and
vehicles.
The public benefits will be utilization of an abandoned right of way that has never been used and
establishing safer walking areas for pedestrians and a safer route far vehicles.
