Subject: Meadow Ave Short Plat – Response to “On Hold” Notice

Dear Brittany,
In response to your On Hold Letter dated September 8, 2021, we have revised the plans as requested. The
City comments are provided in italics with a detailed response provided in bold below.
COMMENTS
1. Proposed storm water management conflicts with adjacent critical areas. Please update and
address the following items on the Civil Plans, Technical Information Report, and Geotechnical
Report:
o Infiltration trenches must be a minimum of 50’ away from the existing Erosion Hazard
Area. Please revise location of infiltration trenches on Civil Plans.
o Infiltration trenches must be 5’away from any property lines and 15’ away from buildings
with crawl space or basement elevations that are below the overflow point of the
infiltration trench.
o Infiltration devices proposed within 200 feet of a steep slope hazard area, erosion hazard
area, or landslide hazard must be approved by a geotechnical engineer or engineering
geologist unless otherwise approved by CED. The geotechnical analysis must consider
cumulative impacts from the project and surrounding areas under full built-out
conditions.
o If infiltration trenches are not feasible, please address propose a different BMP that meets
the requirements of the 2017 Renton Surface Water Design Manual.
The infiltration trenches have been relocated to the front of the lots to create separation
from the critical area. The new trench locations are a minimum of 5-feet from property lines
and 15-feet from the proposed houses. Additionally, an overflow system has been added to
show any overflows connecting back to the public system within Meadow Avenue N. Please
see the attached Response Letter from Earth Solutions NW for additional information.

2. Provide a section view of the proposed street improvements to confirm the plan view.
The section view was previously included on sheet 4. Per new comments the section has
been updated to show 14-feet of pavement on the east side of Meadow Avenue N and the
right-of-way dedication has been increased to 7.5-feet.
