Development Per it is hereby granted on the proposed project described on the

a hei•ht of thirty-five feet (35') above average grade level and which meets

The cur ent use of the site was a single family residence once slated for remodel
under permit no B990345, then demolished due to inadequate foundation and framing.
The demo permi is on file with the city. We intend to construct a two story + basement
residence with ttached garage in the same location as the original home. The building
permit application will be submitted with this application. The previous permit had a
Shoreline Exem tion on file.
The sit is located on Lake Washington, in the City of Renton, with approx. 44'
of lake frontage There is an existing rock bulkhead at the high water mark, a sandy beach,
and an existing ock and boat moorage.
The exi ting and proposed structure will not block any views since there are no
structures across the street from this site, and the rest of the lots in the neighborhood
are developed.
The proposed residence will have a footprint of 3044 sf and cover only 13.4% of
the site. It will be 28' in height (ave. grade to ave. roof).An estimated cost of this
project is $50 ,000.
We wil base this request on the allowed activity listed as follows
construction on shorelands by an owner, lessee, or purchaser of a single family residence
for his/her own use
Since the previous application was granted the exemption, it is our hope that this
request will als. be granted, in an expedited and timely manner.
