Notes, Questions Presented and Items discussed:
Marcel mentioned that the site plan that was sent out was hard to understand and suggested that in
future mailings to indicate notice of neighborhood meeting somewhere on the envelope so that it
is clear what is included.
How is the West Boundary Line going to be handled? Will there be a buffer or will it be fenced?
Response: The boundary will be fenced as part of the landscape design.
What type of fencing, landscape/wetland buffers and setbacks will be required?

How is the parking handled for the project?
Response: There is no surface parking provided. The townhomes are alley loaded and there
will be additional parallel parking provided in the public ROW.
How will the lighting be provided as to not shine in neighboring parcels homes?
Will there be any crosswalks provided for neighboring schools (Honey Dew Elementary
specifically)?
Response: Alex Morganroth mentioned that NE 12th may be included in the Capitol
Improvements/Master Plan but would have to look in to this
Will there be a landscaped pedestrian walkway? Concerns about Traffic speed on NE Sunset and
wondering if there will be any safeguards like plantings between gutter of curb and sidewalk.
Will there be any sidewalk improvements?
Response: There will be a Traffic Impact Analysis that will discuss proposed signals and
crosswalks included in future submittals.
Why are there different building types shown on the site plan?
Response: The site is split zoning. Buildings shown to the southwest are 2 story for the R10
zoning and buildings near NE 12th street are 3 story for RMF zoning. The buildings shown are
a different product type, the 2 story are a lower height compared to the 3 story and are closed to
a single-family style home.
In future site plans it would be helpful to notate the zone transitions.
Are there any stormwater detention vaults proposed?
Response: The stormwater naturally flows towards sunset and any stormwater detention will
comply with the City of Renton manual. There is a stormwater vault proposed to the north of
the site, near the cul-de-sac.
What is the timing of the project?
Response: We are estimating a minimum of 1 year before construction starts.
Graham and Dylan are in the HOA for a neighboring area and are both in support of the project.

The intent of this meeting is to facilitate an informal discussion between the project developer and the
neighbors regarding the project. While required by the City of Renton, this meeting is not conducted by
the City of Renton and is in addition to any future public hearing or public comment opportunities
available under City of Renton development review processes.
