Grady Way Renton, WA 98056 From: Signature GCI, General Contractor Arcadian Homes 917 N 30th St Renton WA RE: - Arcadian & Voyager Homes B22000705 Street Modification Clarification Permit #: B22000705 Site Address: 917 N 30th St Renton WA 98056 Dear Mr. Nathan Janders, This letter is in regard to the Building Permit Application B22000705 at 917 N 30th St Renton WA 98056, Parcel Number 3342101015, specifically a request to the street standards required per RMC 4-6-060. Project Narrative: This project involves the construction of a new single family residence home on a 5,100 sq.ft. parcel at the address listed above. The property is currently zoned R-8. The property previously had a single family home that is currently being demolished under the Permit Number B21004519. Modification: The proposed code section being modified is RMC 4-6-060. This project site fronts North 30th St. along the north side of the property line Per City Code 4-6-060 N 30th Street is classified as a Collector Arterial Street. Per RMC 4-6-060 a Collector Arterial Shall have a right of way (ROW) width of 83 feet with 46 feet of paved road, a 0.5 foot curb, an 8 – foot planting strip, an 8 foot sidewalk and 2 foot clear space at back of walk. The existing ROW is approximately 60 feet, the applicant will need to provide 11.5 feet of dedication in order to meet the roadway standards per RMC 4-6-060. However, the City has determined that a residential street section is more s uitable for this portion of N 30th St. a modified collector arterial street section includes a 32 -foot paved roadway width (consisting of two 12-foot travel lanes and an 8 foot parking lane on one side of the roadway), 0.5 foot curb, 8-foot planting strip, 5 foot sidewalk, and 0 to 1 foot of separation between the back of sidewalk and the right of way. Total required right of way width is 60 feet. No additional right of way dedication would be required. It is the minimum adjustment necessary to meet projected future use requirements such as replacing the driveway. B) Sidewalks and frontage requirements will meet safety, function, appearance and maintainability. Sidewalks meet criteria as proposed in RMC 4-6-060. No change necessary. C) New sidewalk will conform to city standards. D) The dedication and design of the sidewalk is on par with other sidewalks and frontage improvements in the neighborhood. E) The modification will not harm or impact the surrounding properties in the vicinity as it matches all other frontage improvements.
