Project situates West of Queen Avenue NE and East of Pierce Avenue NE, South
of existing house lot 3607 NE 12th Street.

b. Zoning designation of the site and adjacent properties: Residential-8 (R-8)
c. Current use of the site and any existing improvements: Vacant land with no existing improvements.
d. Special site features: None, relatively flat land.
e. Statement addressing soil type & drainage conditions:
Per Geotech report prepared by Geological & Geotechnical Consulting, dated 10-27-2021, Project No.
21021, as part of project package submitted, “design infiltration rate is nil and no consideration should
be given to infiltration of storm water on this property”. New drainage system will be to existing storm
water system on streets.
f. Proposed use of the property & scope of the proposed development:
2 separate single-family lots, one house per lot with full compliance to City of Renton land use and
zoning code. Each house will be approximately 3,500 sf, 2 story with attached garage. New driveway
access will be from Pierce Avenue NE per City recommendation.
g. Proposed off-site improvement:
Project will fulfill City of Renton requirement on both Queen and Pierce Avenue NE sidewalk and cub
improvement. Landscape strip per City code and connect all utilities to existing public utilities.
h. Estimated project cost to be approximately $800,000 combined and estimated fair market value of the
proposed project to be $900,000 each.
i. Re-use of existing native soil to fill and due to existing ground to be relatively flat and new design will
be slab-on-grade, excavation will be minimum to be about 1.5’-2’ from existing grade.
j. Per Arborist and Landscape Architect design, few existing trees will be removed but proposed new
trees will be provided per City requirement.
k. Both Queen and Pierce Avenue NE sides will have dedication per Pre-application requirement, these
dedications are indicated on survey short plat site map and civil engineering drawings as part of the
permit package.
l. No shoreline application under this permit.
m. Short plat from 1 existing vacant lot into 2 new lots, 1 house per lot within this scope of work.
