The applicant is requesting approval of a Preliminary Short Plat and one Street Modi cation for the proposed
subdivision of an existing parcel into two lots. The subject property is a through-lot located at 1157 Queen
Avenue NE (Parcel number 1065700100). The parcel has public street frontage on both Pierce Ave NE and
Queen Ave NE and is located within the Residential-8 (R-8) Zone and the Residential Medium Density Land
Use Designation. The project site totals 17,174 square feet (0.39 acres) in area and is currently vacant. Access
to the site is proposed via two residential driveways off of Pierce Ave NE. The proposal includes
approximately 2,615 square feet of public right of way dedication along Pierce Ave SE and frontage
improvements along both street frontages. A street modi cation is requested for street frontage
improvements to Pierce Ave NE. The proposed lot sizes are 7,287 square feet for proposed Lot A and 7,273
square feet for proposed Lot B. No critical areas are mapped on the project site. The applicant submitted an
Arborist Report, Drainage Report, and Geotechnical Engineering Report with the project application.
