Those requirements are outlined below for Residential Access Street Standards: Transportation Comment excerpt from the Pre-Application Meeting Notes dated 10/21/21. Please refer to the Modification Exhibit attached to aid in the following discussion. Substantially implements the policy direction of the policies and objectives of the  Comprehensive Plan Land Use Element and the Community Design Element and the proposed  modification is the minimum adjustment necessary to implement these policies and  objectives;     Response:  The property is located within the Residential‐8 (R‐8) Zone. The proposed  modification does not conflict with any design regulations and or design elements.    The proposed modification will achieve Comprehensive Plan objective (Policy U‐36) by  promoting tree retention to the maximum extent feasible.     b. Will meet the objectives and safety, function, appearance, environmental protection and  maintainability intended by the Code requirements, based upon sound engineering judgment;     Response:  The proposed modification would result in improvements that is better suited to  meet the City’s objectives than the standard improvements.    More trees would be retained which would enhance safety (buffer to pedestrians on  sidewalk), function, appearance, environmental protection, and maintainability (less road,  storm, infrastructure, etc.).  In our opinion, the proposed improvements meet the objectives  intended by Code requirements based upon sound engineering judgment.     c. Will not be injurious to other property(ies) in the vicinity;     Response:  It is unlikely that the proposed improvements will be injurious to other  properties in the vicinity.      d. Conforms to the intent and purpose of the Code;     Response:  Please refer to response to item ‘b’ above.    e. Can be shown to be justified and required for the use and situation intended; and     Response:  Addressed in previous responses.    DocuSign Envelope ID: B58AD446-584F-46BF-8420-90761B7E491E Shum Short Plat Modification Page 3 of 2 \\PHA-S19A\Company\Projects & Project Data\2021\21807_Shum Residence - Renton\Drawing\Outgoing\City\2021.12.10_SP Submittal\#7_Modification - Pierce ROW\6_21807_Shum SP_Frontage Modification Request.docx   f. Will not create adverse impacts to other property(ies) in the vicinity.   Response:  It is unlikely that the proposed improvements will create adverse impacts to  other properties in the vicinity.    Attachment:  Modification to Pierce Ave NE Exhibit_22x34 Sincerely, Patrick Harron & Associates, LLC Schwin Chaosilapakul, PE CC: David Wu (Project Manager) DocuSign Envelope ID: B58AD446-584F-46BF-8420-90761B7E491E xxx x x xxN87°59'46"W 114.15'N00°15'00"W 20.02'N87°59'46"W 20.02'111.09'131.11'WVWV 24"F 18"F 26"F S 26"F 30"F 16"DEC 30"F 10"M EM WV TJR WMS 8"DEC(2) FOUND 1/2" REBAR AND CAP AT GRADE "MHT 9470" E. 0.1' 09-02-21 FOUND 1/2" REBAR AND CAP IN 5" X 5" CONC "MHT 9470" E. 0.1' 09-02-21 FOUND BARE 1/4" REBAR W. 0.5' 09-02-21 OPOPOPOPOPOPOPOPOPOPOPOPOPOPOPOPOPOP5' TALL CLF 5' TALL CLF VERTICAL CURB6"DEC(3) SHED ON CONC SLAB TREE CANOPY LINE (TYP) TREE CANOPY LINE (TYP)5' TALL CLFGATE5' TALL CLFCEDAR HEDGE 430 43243 2 432OPOPOPOPOPOPOPOPOPOPOPOPOP~SSMH TOP 432.03 IE 427.63 (8" PVC (OUT-N) BOTTOM STRUCTURE ELEV. 427.66 NO CHANNEL SSMH TOP 434.25 8" PVC (W), 8" CONC (N), 8" CONC (S) CENTER CHANNEL ELEV. 425.43 CATCH BASIN TOP 433.61 6" CONC IE 432.30 (OUT-E) CATCH BASIN TOP 433.33 6" CONC IE 432.30 (IN-W) 8" CMP IE 431.28 (OUT-S)SSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSS~SD SDSD430.5429.8432.7430.3432.2432.8430.1430.6432.1432.5430.1431.84432.46432.17432.92433.15433.82434.04433.84433.41433.39433.51432.44430.0431.3433.4434.7432.6431.6429.7430.3431.7430.3430.3432.6432.1432.0N87°59'50"W 134.14' FENCE 0.3' W.
