HomeMy WebLinkAbout10_ Construction Mitigation Description1 PRE 14-000942 1601 Lind Ave 1601 Lind Ave Renton Washington-FAA Building Remodel-Construction Mitigation Description The construction project will be done in two phases. Phase one will be the building of the addition, located at the east side of the existing building. Phase two is the renovation of the existing building interior along with the erection of the parking garage. The phase one building addition includes the installation of auger cast piles for the foundation with structural steel, metal decks with concrete. The exterior of the building will be glass, precast concrete panels and architectural sheet metal. Site parking will receive new asphalt, striping and landscaping. The interior floor plan is open with a central core including stairways, restrooms with three new elevators. The addition will include HVAC and electrical distribution, acoustical ceiling with carpeted floors. Phase two will be off hour work because the building will still be occupied. Our schedule will be to start the renovation from the top floors work our way to the ground floor. To perform this we will need to get the floors completely renovated and signed off, relocating tenants to completed floors as we work our way down and out of the building. Life safety access and evacuation routes will be maintained during all phases of construction. The garage has auger cast piles with spread footings, steel structure, concrete deck, erection will be done with a crane, and concrete shall be placed with a pump. Parking garage also includes one elevator with stairs. Site Access Phase I Our plan utilizes Lind Ave SW to enter and exit the site. We plan on installing a new curb cut where there is a current site walk access to the city sidewalk; city sidewalk will remain open during construction. Trucks will enter through this entrance utilizing the existing turn lane and exit at the existing exit to the south. This area for trucking will have a barrier with gates to prevent any non-construction personnel from entering the construction site. The barrier fence also will provide security to the existing building from the construction area. Once the building and the site has been completely improved, only the south entry will remain. Access to the building for the tenants will be through the current entry and exit off Raymond Ave SW. Phase II Once we have completed phase I we will place the barrier to the west of the existing building, returning as much parking area as possible to the building tenants. Building tenants will enter into the site off of Lind Ave SW. Construction Traffic will utilize the excessing entrance off Raymond Ave. Off hour deliveries for the renovation can come from Lind through security or off Raymond to the building loading dock. There will be a gate in the barrier fence to allow access to the building for Truck and foot traffic. Plan is to provide workers lunch trailers on site west of the barrier. 14-000942 #10 Construction Mitigation Description 2 PRE 14-000942 1601 Lind Ave (Please see attached Site Logistic Plan) Project Schedule- Phase One Building Addition- Start November 23, 2015 Complete August 19, 2016 Phase Two Building Renovation/Parking Garage-Start September 26, 2016 Complete Renovation July 28, 2017, parking garage will be completed March 14, 2017. Construction Hours- Typical winter hours are 7:00 am to 3:30 PM, in the summer month’s 6:00 am to 2:30 pm. Weekend work, only if it’s required to maintain the schedule and pre-approved by the project ownership. Proposed Haul Routes-Construction deliveries to and from the project site we would utilize Interstate 405 and SR 167 interchange. Inbound deliveries would exit the interchange traveling north on SR167, west on SW Grady Way, and south on Lind Avenue SW to the project site. Outbound deliveries would travel along the same route, having the trucks take a right onto Lind Ave SW down to SW 19th St then right on Raymond Ave SW down to SW 16th St take right go to light on Lind Ave SW and take left with the light. Erosion and Dust Control- Typical erosion control measures will generally consist of inlet protection, silt fences, interceptor swales, check dams and construction entrances. Additionally, mechanized pick-up broom style street sweepers and water trucks will be deployed as needed to control the spread of dust. To further aid erosion control measure, deployment of a mechanized wheel wash may be necessary. If required, truck washes will be placed near points of egress and incorporated with rocked construction pads or supplemental paved surfaces creating smooth transitions to adjacent travel ways. Our plan also is to keep in place the asphalt paving around the building pad to eliminating the truck tires from spreading any wet dirt. The storm water will be pumped into Baker Tanks to settle, once settled, release back into city storm system Special Work Hours- The renovation of the existing building will be performed during off work hours. This work will include demolition, structural upgrades and replacement of finish items. The building will be occupied and functioning during the day so this work needs to be scheduled for a night shift. Night shift hours would be 6:00 pm to 1:30 am Traffic Control Plan- At all entrances we will have signs that state” Construction Entrance” or “Truck Crossing” when needed we will have flaggers out on the Lind Ave SW making sure that the trucks in the turn lane are not conflicting with the through traffic.
