Because the site is encumbered by a landslide hazard the infiltrative BMP’s are not feasible and therefore the Geotech report is not needed. Upon our preapplication meeting and if my memory serves me right, we discussed the option of a “limited” submittal package. Nathan had mentioned his concerns about the storm drainage design and associated report. He had mentioned the City would want to review the storm report and design and then determine next steps. My understanding is the “limited” submittal package would allow the “development team” to produce sufficient documents and plans for the City’s review and determination if additional work, documents, and plans would be required. A bit of a stair step process. My hope is to produce sufficient materials for City review and avoid generating materials that would overwise be determined not applicable or needed. With that in mind, 1. We are preparing plans which show the impervious coverage on the property and within the offsite easement and provided a breakdown of those areas via zoning boundaries. 2. We are preparing a storm drainage report and drainage design for the project. 3. We will be providing an arborist report which will delineate those trees that have been removed. These removed trees, if any, will be shown on the plans we are providing. 4. We are also, proposing to remove some of the impervious to keep the project within Simplified and Targeted Drainage Review. I am respectfully requesting our submittal package include the following submittal items (numbers correspond to submittal items within the Grade and Fill Permit Submittal Requirements checklist attached. 1. Preapp meeting summary – Yes, please provide 2. Waiver Form (need to get this form from you once we determine the submittal items required) – This email chain can be submitted as a PDF as proof of a waiver – not separate list required. 3. Land Use Permit App form – Yes, please provide 4. Fees (can you provide the fees due? Or will my client be invoiced upon receipt of package?) Will send invoice upon receipt of submittal package, which can be paid online. The total fee for the Grade and Fill Permit is $5,410 + 5% technology fee. 5. Project Narrative– Yes, please provide 8. Title Report– Yes, please provide 12. Tree Retention Worksheet – Yes, please provide 13. Arborist Report– Yes, please provide 18. Utilities Plan (We are preparing a Site Plan but, no utilities were previously installed or proposed) – Yes, please provide 19. Drainage Control Plan (We are preparing a Site Plan but, no utilities were previously installed or proposed. This plan shows the BMP mitigation.) Nate, please confirm. All I have is where the fill originated from which is 13504 SE 50th Place, Bellevue, WA 98006 A little more information is necessary – what type of fill was it? Who brought it in? 29. Grading Plan (The previous grading is shown on the Site Plan we will be preparing) Ok We would prefer to prepare the landscape and tree replacement (if required) plan at a later time when the scope of the landscape requirements are determined by City review. At this time, we only anticipate landscaping in the area of proposed gravel removal. The remaining disturbed area has since been vegetated with grass. – We’ll need something at least conceptual to review. Please let me know your thoughts so, we can move this project along.
