Many of the standards have been incorporated into the proposal as outlined below. 1. Site Design and Building Location a. Pedestrian-oriented facades – the primary entry to the Renton Park Retail project is from Park Avenue N. Pedestrian connections to the adjacent frontages of Park Avenue N and N 8th Street have been made and clearly delineated. An enhanced shared patio area has been included at the intersection of Park and 8th. b. Building Entries – entries to the building are highly visible from both Park Avenue North and N 8th Street and multiple connections to the public way via a sidewalk system are provided. Prominent architectural features direct guests to the building entrances as shown on the building elevations. c. Service Element Location and Design – the trash enclosure area is separated from the building. There is landscape buffering to further screen the service area from visibility from the public way. d. Gateways – an enhanced shared patio area has been proposed at the intersection of Park and 8th, which will have special landscape treatment/paving, seating, etc. 2. Parking and Vehicular Access a. Surface Parking – parking has been located to the side and rear of the Renton Park Retail project building with exception of a drive-thru lane, which extends for a portion of the N 8th street frontage. Heavy landscape screening will be provided to minimize the view of the drive- thru lane from the public way. b. Structured Parking Garages – Code minimum surface parking has been provided for the Renton Park Retail project use without the use of structured parking. 3. Pedestrian Environment a. Pedestrian Circulation – A clearly defined pedestrian circulation system has been incorporated into the site layout to safely and clearly convey pedestrians from the parking lot area and public way to the building entries. b. Pedestrian Amenities – Significant patio area, including an enhanced shared patio area at the corner of 8th and Park, is being proposed. Overhead weather protection is provided at areas of the building where pedestrian access will occur. These amenities are detailed in the provided building elevations and landscape drawings. P a g e | 2 4. Recreation Areas and Common Open Space a. Recreation Areas and Common Open Space – A robust shared patio area has been incorporated at the corner of Park and 8th. 5. Building Architectural Design a. Building Character and Massing – The building has been articulated with subtle architectural variation as can be seen in the floor plan and building elevations included in this submittal. On the elevations visible from the public way, the overall massing is broken up by projections, canopies, and material changes along each street frontage (Park Avenue N & N 8th Street). The entries to each space are defined with aluminum storefront and glazing along with varying canopy heights. b. Ground Level Details – as shown on the architectural elevations, multiple building materials are used to create variation on the primary façades. Material variations combined with projection features and enhanced shared patio components lead to a ground level design that is both attractive and inviting to passersby and guests alike. The building also incorporates a significant amount of glazing on the façades visible to both street frontages.
