To Whom It May Concern,
Below is a narrative required for the application for a land use decision to acquire an exemption from zoning standards
of the current Renton Comprehensive Plan.
The Miller residence is located at 439 Renton Ave S, Renton WA, 98057. The current structure is a single family
residence of approximately 1,850 sf. The building site is located in the Historic Renton Highlands neighborhood and is
15,000 sf. The site is zoned R8 as are all neighboring properties. The current and proposed use is residential. There are
no site improvements proposed, only improvements to the interior of the existing structure and limited to the existing
building footprint.
The site is on a steep slope with geological hazard areas, specifically an abandoned coal mine, as well as potential
landslide. However a Geotechnical review has been acquired, and provided in the application materials, for the site and
the soil types and slopes are stable and of no concern. There are no drainage concerns as all existing drainage remains,
and no alterations to site drainage are proposed.
The proposed and continued use of the property is single family residential. The scope and scale of the renovation and
addition does not exceed the current footprint of the structure and does not exceed the current height. A single
additional parking space is proposed, totaling 3 on site concealed parking spaces. The second level addition is
proposed over the existing garage and is approximately 600 sf.
The city of Renton has mandated a sidewalk improvement to ensure there are no broken or uneven sidewalk concrete
panels.
The current cost estimate for the entire project is around $350,000. There is minimal excavation proposed for locations
within the existing footprint in response to requirements for the current structural code for residential design. No trees
are proposed to be removed. there is no land being dedicated to the city.
