FURNISH ALL MATERIALS, LABOR, EQUIPMENT AND RELATED ITEMS NECESSARY TO ACCOMPLISH

LANDSCAPE CONTRACTOR SHALL BE SKILLED AND KNOWLEDGEABLE IN THE FIELD OF WORK.
CONTRACTOR SHALL BE LICENSED TO PERFORM THE WORK SPECIFIED WITHIN THE PRESIDING
JURISDICTION.
JOB CONDITIONS:
IT IS THE CONTRACTOR'S RESPONSIBILITY TO REVIEW THE SITE AND REPORT ANY
DISCREPANCIES TO THE OWNER OR THE OWNER'S REPRESENTATIVES. ALL PLANT MATERIAL AND
FINISHED GRADES ARE SUBJECT TO APPROVAL BY THE OWNER.
PROTECTION:
SAVE AND PROTECT ALL EXISTING PLANTINGS SHOWN TO REMAIN. DO NOT PLANT UNTIL OTHER

STANDARDS FOR NURSERY STOCK (ANSI Z60.1-1986). PRUNE PLANTS RECEIVED FROM THE
NURSERY ONLY UPON AUTHORIZATION BY THE LANDSCAPE ARCHITECT. 'B do B" INDICATES
BALLED AND BURLAPPED; 'CONT.' INDICATES CONTAINER; 'BR` INDICATES BARE ROOT; 'CA'
INDICATES CALIPER AT 6" ABOVE SOIL LINE; 'GAL" INDICATES GALLON.
A) SPECIFIED PLANT CANOPY SIZE OR CALIPER IS THE MINIMUM ACCEPTABLE
CONTAINER OR BALL SIZE ESTABLISHES MINIMUM PLANT CONDITION TO BE PROVIDED.

DESICCATION.
PLAITS DETERMINED BY LANDSCAPE ARCHITECT TO HAVE BEEN DAMAGED; HAVE
DEFORMITIES OF STEM, BRANCHES, OR ROOTS; LACK SYMMETRY, HAVE MULTIPLE
LEADERS OR 'Y" CROTCHES LESS THAN 30 DEGREES IN TREES, OR DO NOT MEET SIZE
OR ANSI STANDARDS SHALL. BE REJECTED.
PLANT MATERIAL SHALL BE FROM A SINGLE NURSERY SOURCE FOR EACH SPECIFIED
SPECIES/HYBRID. NURSERY SOURCES SHALL BE THOSE LOCATED NORTH OF THE 42ND
LATITUDE (CAUFORNW/OREGON BORDER).
C) SUBSTITUTION:
NO SUBSTITUTION OF PLANT MATERIAL, SPECIES OR VARIETY, WILL BE PERMITTED
UNLESS WRITTEN EVIDENCE IS SUBMITTED TO THE OWNER FROM TWO .4UALIFIED PLANT
BROKERAGE OFFICES. SUBSTITUTIONS WHICH ARE PERMITTED SHALL BE IN WRITING
FROM THE OWNER AND LANDSCAPE ARCHITECT. THE SPECIFIED SIZE, SPECIES AND
NEAREST VARIETY, AS APPROVED, SHALL BE FURNISHED.
SOIL PREPARATION:
MAY BE SPECIFIC TO THE SITE, OR TO CERTAIN PORTIONS OF THE SITE, AS NOTED ON THE
PLAN. THE FOLLOWING: TOPSOIL, AMENDMENT, AND BACKFILL, ARE GENERAL REQUIREMENTS
FOR ALL LANDSCAPE AREAS, UNLESS NOTED OTHERWISE ON THE PLAN.
SOIL FERTILITY AND AGRICULTURAL SUITABILITY ANALYSIS:
AFTER ROUGH GRADING AND PRIOR TO SOIL PREPARATION, CONTRACTOR SHALL OBTAIN
AGRONOMIC SOILS TESTS FOR PLANTING AREAS, TURF AND SHRUB LANDSCAPE. A MINIMUM
OF ONE SAMPLE AND ONE PER EACH TWO ACRES OF LANDSCAPE AREA SHALL BE OBTAINED.
IF ON -SITE TOPSOIL HAS BEEN STOCKPILED, A TEST SHALL BE COMPLETED FOR IT, ALSO.
TESTS SHALL INCLUDE FERTILITY AND SUITABILITY ANALYSIS WITH WRITTEN RECOMMENDATIONS
FOR SOIL AMENDMENT, FERTILIZER, CONDITIONERS, APPLICATION RATES, AND POST -CONSTRUC-
TION MAINTENANCE PROGRAM. TESTS SHALL BE PERFORMED BY AN APPROVED SOIL TESTING

MEETING MUST BE HELD WITH THE CITY OF RENTON DEPARTMENT OF PUBLIC WORKS,
DESIGN ENGINEER. A PORTION OF SOUTHWEST 1/4 OF SOUTHWEST 1/4, SECTION 3, TOWNSHIP 23 NORTH RANGE 5 EAST
2. ALL CONSTRUCTION SHALL BE IN ACCORDANCE WITH THE "1988 STANDARD W.M.
SPECIFICATIONS FOR ROAD, BRIDGE AND MUNICIPAL CONSTRUCTION" PREPARED BY CITY OF RELATION, KING COUNTY, WASHINGTON
WSDOT AND THE AMERICAN PUBLIC WORKS ASSOCIATIONS (APWA), AS AMENDED BY
THE CITY OF RENTON DEPARTMENT OF PUBLIC WORKS.
3. THE STORM DRAINAGE SYSTEM SHALL BE CONSTRUCTED ACCORDING TO THE APPROVED
PLANS WHICH ARE ON FILE IN THE DEPARTMENT OF PUBLIC WORKS. ANY DEVIATION
FROM THE APPROVED PLANS WILL REQUIRE WRITTEN APPROVAL FROM THE CITY OF
RENTON DEPARTMENT OF PUBLIC WORKS, DESIGN ENGINEER OR STORM WATER UTILITY.
4. A COPY OF THESE APPROVED PLANS MUST BE ON THE JOB SITE WHENEVER
CONSTRUCTION IS IN PROGRESS.
5. DATUM SHALL BE U.S.G.S UNLESS OTHERWISE APPROVED BY CITY OF RENTON
DEPARTMENT OF PUBLIC WORKS. REFERENCE BENCHMARK AND ELEVATION ARE NOTED
ON THE PLANS.
6. ALL SEDIMENTATION/EROSION FACILITIES MUST BE IN OPERATION PRIOR TO CLEARING
AND BUILDING CONSTRUCTION, AND THEY MUST BE SATISFACTORILY MAINTAINED UNTIL
CONSTRUCTION IS COMPLETED AND THE POTENTIAL FOR ON -SITE EROSION HAS PASSED.
7. ALL RETENTION/DETENTION FACILITIES MUST BE INSTALLED AND IN OPERATION PRIOR TO
OR IN CONJUNCTION WITH ALL CONSTRUCTION ACTIVITY UNLESS OTHERWISE APPROVED
BY THE DEPARTMENT OF PUBLIC WORKS, STORM WATER UTILITY.
8. GRASS SEED MAY BE APPLIED BY HYDROSEEDING. THE GRASS SEED MIXTURE, OTHER
THAN CITY OF RENTON APPROVED STANDARD MIXES, SHALL BE SUBMITTED BY A
LANDSCAPE ARCHITECT AND APPROVED BY THE DEPARTMENT OF PUBLIC WORKS, STORM
WATER UTILITY.
9. ALL PIPE AND APPURTENANCES SHALL BE LAID ON A PROPERLY PREPARE FOUNDATION
IN ACCORDANCE WITH SECTION 7-02.3(1) OF THE CURRENT STATE OF WASHINGTON
STANDARD SPECIFICATION FOR ROAD AND BRIDGE CONSTRUCTION. THIS SHALL INCLUDE
NECESSARY LEVELING OF THE TRENCH BOTTOM OR THE TOP OF THE FOUNDATION
MATERIAL AS WELL AS PLACEMENT AND COMPACTION OF REQUIRED BEDDING MATERIAL
TO UNIFORM GRADE SO THAT THE ENTIRE LENGTH OF THE PIPE WILL BE SUPPORTED ON
A UNIFORMLY DENSE UNYIELDING BASE. ALL PIPE BEDDING SHALL BE APWA CLASS "C,"
WITH THE EXCEPTION OF PVC PIPE. ALL TRENCH BACKFILL SHALL BE COMPACTED TO
MINIMUM 95 PERCENT FOR PAVEMENT AND STRUCTURAL FILL AND 90 PERCENT
OTHERWISE PER ASTM D-1557-70. PEA GRAVEL BEDDING SHALL BE 6 INCHES AND OVER
AND UNDER PVC PIPE.
10. GALVANIZED STEEL PIPE AND ALUMINIZED STEEL PIPE FOR ALL DRAINAGE FACILITIES
SHALL HAVE ASPHALT TREATMENT #1 OR BETTER INSIDE AND OUTSIDE.
11. STRUCTURES SHALL NOT BE PERMITTED WITHIN 10 FEET OF THE SPRING LINE OF ANY
STORM DRAINAGE PIPE, OR 15 FEET FROM THE TOP OF ANY CHANNEL BANK.
12. ALL CATCH BASIN GRATES SHALL BE DEPRESSED 0.10 FEET BELOW PAVEMENT LEVEL.
13. OPEN CUT ROAD CROSSINGS AND EXISTING PUBLIC RIGHT-OF-WAY WILL NOT BE
ALLOWED UNLESS SPECIFICALLY APPROVED BY CITY OF RENTON DEPARTMENT OF PUBLIC
WORKS, DESIGN ENGINEER.
14. ROCK FOR EROSION PROTECTION OF ROADSIDE DITCHES, WHERE REQUIRED, SHALL BE
OF SOUND QUARRY ROCK PLACED TO A DEPTH OF 1 FOOT AND MUST MEET THE
FOLLOWING SPECIFICATIONS: 4 INCHES TO 8 INCHES/40 PERCENT TO 70 PERCENT
PASSING; 2 INCHES TO 4 INCHES ROCK/30 PERCENT TO 40 PERCENT PASSING; AND -2
INCHES ROCK/10 PERCENT TO 20 PERCENT PASSING.
15. ALL BUILDING DOWNSPOUTS AND FOOTING DRAINS SHALL BE CONNECTED TO THE
STORM DRAINAGE SYSTEM UNLESS APPROVED BY THE DEPARTMENT OF PUBLIC WORKS,
DESIGN ENGINEER OR STORMWATER UTILITY. AN ACCURATELY DIMENSIONED CERTIFIED
AS -BUILT DRAWING OF THIS DRAINAGE SYSTEM WILL BE SUBMITTED TO THE CITY OF
RENTON UPON COMPLETION.
16. ISSUANCE OF THE BUILDING OR CONSTRUCTION PERMIT BY THE CITY OF RENTON DOES
NOT RELIEVE THE OWNER OF THE CONTINUING LEGAL OBLIGATION AND/OR LIABILITY
CONNECTED WITH STORM SURFACE WATER DISPOSITION. FURTHER, THE CITY OF
RENTON DOES NOT ACCEPT ANY OBLIGATION FOR THE PROPER FUNCTIONING AND
MAINTENANCE OF THE SYSTEM PROVIDED DURING CONSTRUCTION.
17. THE CONTRACTOR SHALL BE RESPONSIBLE FOR PROVIDING ADEQUATE SAFEGUARD,
SAFETY DEVICES, PROTECTIVE EQUIPMENT, FLAGGERS, AND ANY OTHER NEEDED
ACTIONS TO PROTECT THE LIFT, HEALTH, AND SAFETY OF THE PUBLIC, AND TO PROTECT
PROPERTY IN CONNECTION WITH THE PERFORMANCE OF WORK COVERED BY THE
CONTRACT. ANY WORK WITHIN THE TRAVELED RIGHT-OF-WAY THAT MAY INTERRUPT
NORMAL TRAFFIC FLOW SHALL REQUIRE AN APPROVED TRAFFIC CONTROL PLAN BY THE
TRAFFIC ENGINEERING DIVISION OF THE DEPARTMENT OF PUBLIC WORKS. ALL SECTIONS
OF THE WSDOT STANDARD SPECIFICATIONS 1-07.23, TRAFFIC CONTROL, SHALL APPLY.
18. SPECIAL DRAINAGE MEASURES WILL BE REQUIRED IF THE PROJECT LOCATION IS WITHIN
THE AQUIFER PROTECTION AREA.
STORM DRAINAGE PIPE SPECIFICATIONS
ALL STORM DRAIN PIPE MAY BE CONSTRUCTED OF ONE OF THE FOLLOWING MATERIALS UNLESS
OTHERWISE SPECIFIED IN THE PLANS. ALL PIPE JOINTS MUST BE GASKETED WATERTIGHT AND
MUST BE OF THE SAME MATERIAL AS THE PIPE. ALL PIPE SHALL HAVE A MINIMUM COVER AS
SPECIFIED AND SHALL BE ADEQUATELY PROTECTED DURING CONSTRUCTION (REFER TO THE
MANUFACTURER'S RECOMMENDATIONS FOR MINIMUM COVER FOR HEAVY EQUIPMENT LOADINGS).
A. DUCTILE IRON - 4 INCH THROUGH 14 INCH DIAMETER PIPE SHALL BE CLASS 52 AND 16-INCH
THROUGH 24-INCH DIAMETER PIPE SHALL BE CLASS 50, ALL IN ACCORDANCE WITH USA
STANDARD A-21.1 (AWWA C-51). ALL JOINTS SHALL BE PUSH -ON, MECHANICAL, OR
FLANGED (6-INCH MINIMUM COVER).
B. CONCRETE - 4 INCH THROUGH 18 INCH DIAMETER PIPE SHALL BE NON -REINFORCED, BELL AND
SPIGOT WITH RUBBER GASKET JOINTS, CONFORMING TO ASTM C-4 (CLASS II). 21 INCH
THROUGH 36 INCH DIAMETER PIPE SHALL BE REINFORCED, BELL AND SPIGOT WITH RUBBER
GASKET JOINTS, CONFORMING TO ASTM C-76 (2 FOOT MINIMUM COVER).
C. PVC - 4 INCH THROUGH 18 INCH DIAMETER PIPE, WITH 24-INCH TO 36-INCH OF COVER SHALL
BE IN ACCORDANCE WITH ASTM D3034 SDR 21. 4-INCH THROUGH 18-INCH DIAMETER PIPE,
WITH ASTM D3034 SDR 35 SHALL HAVE 36-INCH MINIMUM COVER. ALL JOINTS SHALL BE
PUSH -ON WITH RUBBER GASKETS. PVC STORM PIPE REQUIRES A.C. COLLARS (I.E., CATCH
BASIN CONNECTION) OR KOR-N-SEAL CONCRETE BOOTS.
D. HELICAL CORRUGATED PLAIN ALUMINUM PIPE (CMP) - 6 INCH THROUGH 18 INCH DIAMETER

11. IT SHALL BE THE CONTRACTOR'S RESPONSIBILITY TO SECURE ALL NECESSARY PERMITS PRIOR TO STARTING CONSTRUCTION.
12. INSTALLATION OF CORPORATE STOPS, WATER SERVICES, LINES & MEERS SHALL NOT BE DONE UNTIL ALL SERVICE AGREEMENTS, METER APPLICATIONS, CONSTRUCTION
PERMITS, & PAYMENT OF FEES HAVE BEEN MADE TO THE CITY OF RENTON.
13. ALL CONNECTION TO EXISTING MAINS TO BE ACCOMPLISHED BY ME CITY OF RENTON, EXCEPT WET TAPS WHICH MAY BE MADE BY APPROVED WET TAP CONTRACTORS W/
PRIOR APPROVAL FROM THE DEPARTMENT OF PUBLIC WORKS. ALL NECESSARY EXCAVATION & MATERIALS TO BE SUPPLIED BY THE CONTRACTOR & BE ON -SITE PRIOR TO
CITY NOTIFICATIONS.
14. INSPECTION WILL BE ACCOMPLISHED BY A REPRESENTATVE OF THE CITY OF RENTON. IT SHALL BE THE CONTRACTOR'S RESPONSIBILITY TO NOTIFY THE UTILITY
DEPARTMENT 24 HOURS IN ADVANCE OF BACKFIWNG ALL CONSTRUCTION. THE CONTRACTOR AS WELL AS THE ENGINEERS SHALL KEEP AS -BUILT DRAWINGS.
15. CONTRACTOR TO PROVIDE PLUGS & TEMPORARY BLOW -OFF ASSEMBLES FOR TESTING & PURITY ACCEPTANCE PRIOR TO FINAL TIE-IN.
16. ALL JOINT RESTRAINT SYSTEMS (SHACKLE, RODS, NUTS, BOLTS, ETC.) SHALL BE AS MANUFACTURED BY THE STAR MANUFACTURING COMPANY OF COLUMBUS, OHIO OR
EQUAL APPROVED IN WRITING BY THE DEPARTMENT OF PUBLO WORKS.
17. ASPHALT & CONCRETE STREET PAVING SHALL BE SAW'CUT TO A MINIMUM DEPTH OF TWO INCHES. OIL MAT STREETS MAY BE SPADE CUT. ALL SURFACE CONCRETE,
PAVEMENT, SIDEWALKS, CURB, GUTTERS, & DRIVEWAY APPROACHES SHALL BE SAWCUT TO A MINIMUM DEPTH OF TWO INCHES OR REMOVED TO AN EXISTING EXPANSION JOINT.
18. A TEMPORARY COLD MIX ASPHALT PATCH SHALL BE PLACED ON THE DAY OF INITIAL EXCAVATION W/ A PERMANENT SEALED PATCH TO BE PLACED, TO CITY OF RENTON
POLICY, WITHIN TEN DAYS. CALL FOR SUBGRADE INSPECTION PRIOR TO PLACEMENT OF FINAL PATCH. TRENCHES WILL NOT BE LEFT OPEN OVER NIGHT WITHOUT PRIOR
WRITTEN APPROVAL OF THE INSPECTOR.
19. FOR CITY PROJECTS SUCH A TELEMETRY CONDUIT, THE PVC PIPE USED SHALL BE SCHEDULE 40 IN UNIMPROVED AREAS AND SCHEDULE 80 UNDER IMPROVED AREAS.
ALL CHEMICAL PROCESS LINES SHALL BE SCHEDULED 80 PVC PIPE.

OR ANSI STANDARDS SHALL BE REJECTED.
PLANT MATERIAL SHALL BE FROM A SINGLE NURSERY SOURCE FOR EACH SPECIFIED
SPECIES/HYBRID. NURSERY SOURCES SHALL BE THOSE LOCATED NORTH OF THE 42ND
LATITUDE (CALIFORNIA/OREGON BORDER).
C) SUBSTITUTION:
NO SUBSTITUTION OF PLANT MATERIAL, SPECIES OR VARIETY, WILL BE PERMITTED
UNLESS WRITTEN EVIDENCE IS SUBMITTED TO THE OWNER FROM TWO QUALIFIED PLANT
BROKERAGE OFFICES. SUBSTITUTIONS WHICH ARE PERMITTED SHALL BE IN WRITING

SOIL PREPARATION:

AGRONOMIC SOILS TESTS FOR PLANTING AREAS, TURF AND SHRUB LANDSCAPE. A MINIMUM
OF ONE SAMPLE AND ONE PER EACH TWO ACRES OF LANDSCAPE AREA SHALL BE OBTAINED.
IF ON -SITE TOPSOIL HAS BEEN STOCKPILED, A TEST SHALL BE COMPLETED FOR IT, ALSO.
TESTS SHALL INCLUDE FERTILITY AND SUITABILITY ANALYSIS WITH WRITTEN RECOMMENDATIONS
FOR SOIL AMENDMENT, FERTILIZER, CONDITIONERS, APPLICATION RATES, AND POST -CONSTRUC-
TION MAINTENANCE PROGRAM. TESTS SHALL BE PERFORMED BY AN APPROVED SOIL TESTING
LABORATORY WHICH SHALL BE CONTRACTED WITH AND PAID FOR BY THE CONTRACTOR.
RECOMMENDATIONS OF THE SOILS REPORT AND REQUIREMENTS OF THE GEOTECHNICAL
ENGINEER SHALL TAKE PRECEDENCE OVER THE MINIMUMS NOTED, BELOW. PROVIDE CHANGE
ORDER FOR ADDITIONAL MATERIALS REQUIRED IN THE SOILS REPORT.
