Renton, WA 98056 RE: Hyodo ADU Project B22000143 This narrative is intended to outline the above referenced project for the purpose of obtaining the required Conditional Use Permit. The following information is provided to satisfy the permit submittal requirements: A. Project Name: Hyodo ADU Project Size: 1,000 Sq. Ft. living space 2 bedroom 2 bathroom ADU Location: rear yard of 2709 NE 23rd Pl, Renton, WA 98056 B. Zoning: R8, including surrounding lots C. Current Use: The site is currently utilized as a single family dwelling. The existing structure is a 2 story 3 bedroom, 2 ¾ bathroom home with an attached 2 car garage. D. Special site features: lot has residential streets located both in front and at the rear of the lot. E. Soil Type and Drainage: The lot is comprised of a layer of topsoil over a sand layer of over 3’. There have been no issues of standing water or drainage problems. F. Proposed Use and scope of the proposed development: The proposed development is a single story Accessory Dwelling Unit with 1,000 sq. ft. of living space consisting of 2 bedroom, 2 bathrooms, a living room, kitchen, and an attached single car garage to be utilized as additional storage space. The ADU occupants with park vehicles in the existing garage, driveway, or street parking located on NE 23rd Pl fronting the property. G. Proposed off-site improvements: Not Applicable H. Total estimated construction cost and estimated fair market value of the proposed project: The estimated construction cost will be approximately $250,000, with an undetermined fair market value of the total property. The ADU in itself will not have a separate fair market value, but will add value based on Real Estate market conditions at any given time to the property as a whole. I. Estimated quantities and type of materials involved if any fill or excavation is proposed: There are no proposed fill to be needed for this project. Any dirt excavated for the purpose of building the foundation for the ADU will be used to backfill the area upon completion of the foundation. J. Number, Type and size of trees to be removed: There is a small dead fruit tree of unknown species that will be removed and a large shrub that will be trimmed down. K. Explanation of any land to be dedicated to the city: Not applicable L. For shoreline applications: Not applicable M. The proposed number, size, and density of the new lots: Not applicable
