HomeMy WebLinkAboutORD 6082CITYOFRENTON,WASHINGTONORDINANCENO.6082ANORDINANCEOFTHECITYOFRENTON,WASHINGTON,CHANGINGTHEZONINGCLASSIFICATIONOFSEVERALPARCELSWITHINTHECITYOFRENTONFROMINDUSTRIALMEDIUM(IM)TOCOMMERCIALARTERIAL(CA)ANDONEPARCELFROMIMTOCOMMERCIALOFFICE(CO)ANDESTABLISHINGANEFFECTIVEDATE.WHEREAS,underSection4-2-020ofChapter2,ZoningDistricts—UsesandStandards,ofTitleIV(DevelopmentRegulations),oftheRentonMunicipalCode,asamended,andtheZoningMapadoptedinconjunctiontherewith,theparcelsidentifiedinAttachmentA(the“RezoneAreas”)hasheretoforebeenzonedasIndustrialMedium(IM);andWHEREAS,onNovember22,2021,theRainier/GradyJunctionTransitOrientedDevelopment(“TOD”)SubareaPlanwasadoptedbyResolution4454;andWHEREAS,theRainier/GradyJunctionTODSubareaPlanrecommendedtheRezoneAreasberezonedasindicatedinAttachmentA;andWHEREAS,thismatterwasdulyreferredtothePlanningCommissionforinvestigationandstudy,andthematterwasconsideredbythePlanningCommission;andWHEREAS,pursuanttoRCW36.70A.106,onJuly1,2022,theCitynotifiedtheStateofWashingtonofitsintenttoadoptamendmentstoitsdevelopmentregulations;andWHEREAS,onelandusewithintheRezoneAreasisLightManufacturingandFabrication,whichisnotanallowedlandusewithintheCAZone;andWHEREAS,inconsiderationoftheproposedrezonesthePlanningCommissionrecommendedallowingLightManufacturingandFabricationintheCAZonewithintheEmploymentAreaComprehensivePlanlandusedesignation;and1
ORDINANCENO.6082WHEREAS,thePlanningCommissionheldapublichearingonJuly20,2022,consideredallrelevantmatters,andheardallpartiesinsupportoropposition,andsubsequentlyforwardedarecommendationtotheCityCouncil;andWHEREAS,thePlanningCommissionrecommendedtheRezoneAreasbezonedasindicatedinAttachmentA;andWHEREAS,saidzoningrequestbeinginconformitywiththeCity’sComprehensivePlan,asamended;andWHEREAS,theCityCouncilconsideredallrelevantmatters,andheardallpartiesinsupportoropposition.NOW,THEREFORE,THECITYCOUNCILOFTHECITYOFRENTON,WASHINGTON,DOORDAINASFOLLOWS:SECTIONI.AllportionsoftheRentonMunicipalCodeinthisordinancenotshowninstrikethroughandunderlineeditsorarenotexplicitlyrepealedhereinremainineffectandunchanged.SECTIONII.TheRezoneAreasareherebyrezonedasindicatedinAttachmentA.ThePlanningDivisionisherebyauthorizedanddirectedtochangetheCityofRentonZoningMap,asamended,toevidencesaidrezoningaccordingtoAttachmentAattachedheretoandmadeaparthereofasiffullysetforthherein.SECTIONIII.RMC4-2-060ZoningUseTableisherebyamendedtoallowLightManufacturingandFabricationintheCAZonewithintheEmploymentAreaComprehensivePlanlandusedesignation,asshowninAttachmentB;and2
