Boileau, AIA Civil | Structural | Survey October 27, 2022 WASHINGTON STATE AUTO DEALERS ASSOCIATION (WSADA) 624 SW Grady Way Renton, Washington 98057 TO: Ms. Vicki Giles Fabrè SUBJECT: LANDSCAPE ARCHITECT’S ARBORIST REPORT WSADA BUILDING ADDITION AND IMPROVEMENTS Dear Vicki, This letter is being written to satisfy the City of Renton’s requirement for an Arborist Report for the proposed addition to your existing WSADA office building. Throughout the existing WSADA site, there are 18 significant trees (trees 6-inches in diameter at 54- inches above grade, or alder or cottonwood at least 8-inches in diameter). Six of these trees are located on-site, and 12 are located within the Grady Way SW or SW Raymond Ave public rights-of-way. Please reference the Tree Retention Plan included with the land use permitting documentation for more information on the location of all existing significant trees associated with this project. Per Renton Municipal Code 4-4-130, properties subject to an active land development permit shall retain a minimum of 30% of all significant trees, applied to all developable area of the project site. This project proposes to remove one significant tree in the Raymond Ave ROW, which will be replaced with a new tree in the ROW upon completion of construction of the building addition. The project will result in the retention of 100% of on-site significant trees. Tree credit requirements for the developed site shall apply at a minimum rate of 30 credits per net acre. For this project with a total site area of 33,558 SF (0.77 acres), a minimum of 23 tree credits are required. The existing six on-site significant trees are located near the easterly extent of the site, and consist of Leyland Cypress trees ranging from 6” DBH to 12” DBH. Per the Tree Retention Worksheet, included with the land use permitting documentation, the existing significant trees which will remain comprise 28 tree credits, which exceeds the minimum tree credit requirement for this site.
