A site plan was not placed on the public information. Install an 11” x 17” site plan in the lower left-hand corner of the sign and provide updating documents showing that this has occurred. Response: A site plan has now been placed in the lower left-hand corner of the sign. A photo of this has been included in document titled: NOA_Sign_Posting_Affidavit_221028_v2.pdf. Arborist Report 2. Tree regulations have been updated. A minimum of 30% of significant trees are required to be retained. Additionally, a minimum of 30 tree credit unit per acre are required to be provided; a minimum of 23 tree credit units are required. Identify how the project is meeting these two requirements. Updated tree regulations can be found in RMC 4-4-130, Tree Retention and Land Clearing Regulations. Attached is an updated tree retention and tree credit worksheet. Response: The Arborist Report has been revised in accordance with the updated RMC, the document is titled: TR_Arborist_Report_221027_v2.pdf. We have also completed the new tree retention and tree credit worksheet, which is titled: R_Tree_Retention_Worksheet_221027_v2.pdf Architectural Elevations 3. The elevations seem to show a building articulation in the expansion area, specifically visible in the northern exterior elevation. It doesn’t appear to match the site plan, floor plans or colored renderings. It also doesn’t match the colored renderings as the elevations show four (4) windows (two (2) on the ground floor with a door and two (2) on the second floor). Response: The graphical line weights on exterior elevations have been revised to represent the angled wall facing the northwest depicted on the north elevation. This is included in document titled: P_Arch_Elevations_221028_v2.pdf. 4. On the Raymond Way (west facing façade) add a sunshade on the addition above the second story windows matching the upper sunshade on the existing portion of the building. Response: Sunshades have been added above the second floor windows. This is included in documents titled: P_Arch_Renderings_221028_v2.pdf and P_Arch_Elevations_221028_v2.pdf. Colored Renderings 5. It appears that the renderings are not matching the architectural elevations. The elevations show four (4) windows (two (2) on the ground floor with a door and two (2) on the second floor) with what appears to be some sort of building articulation. As Vicki Giles Fabre is acting as the authorized representative, proof of authorization that she can act as representative is required. Response: This information has been included in document titled: A_Land_Use_Master_Application_221028_v2.pdf. Neighborhood Map 8. Show the location of the subject site relative to the property boundaries of the surrounding parcels within 1000 feet (1000’) of the project site. City of Renton street names for all streets need to be shown. Response: This information has been included in document titled: MAP_Neighborhood_Detail_Map_221027_v2.pdf. Tree Retention Plan 9. Remove trees within the right-of-way for tree retention calculation purposes. Only on-site trees are counted. Response: This information has been included in document titled: P_Landscape_Tree_Retention_Plan_221028_v2.pdf.
