Project name: Washington State Auto Dealers Association Building Addition and Improvements Size: Existing Building = 9,008 sf Proposed Building Addition = 1,390 sf Proposed Building Improvement = 2,450 sf Location of Site: 621 Southwest Grady Way Renton, Washington, 98057 b.) Zoning Designation of Site: Commercial Arterial (CA) Zoning Designation of Adjacent Properties: Commercial Arterial (CA) to the east Industrial Medium (IM) to the north, south and west c.) Current Use of the Site: Office Area d.) Special Site Features: None e.) Statement Addressing Soil Type and Drainage Conditions: Existing dense fill material, alluvial floodplain deposits, granular sandy soils not encountered until a depth of 20 to 25 feet below existing grade, groundwater 4-4 ½ feet below existing grade. Per Geotechnical Letter Report by E3RA, April 4, 2012. Existing drainage system treats stormwater via Stormfilter and bioretention, and detains stormwater in detention pipes and modular Stormtech chambers. Stormwater is ultimately released to the Renton City system in the alley between Grady and 12th. Infiltration not feasible on this site. f.) Proposed Use of the Property: Unchanged, remain as office area. Scope of the Proposed Development: Building Addition to include stairs, elevator, restrooms to serve second floor. Building Improvement to include training room and kitchen area g.) Proposed Off-Site Improvements: None h.) Total Estimated Construction Cost: $1,228,611 Total Estimated Fair Market Value of Property & Building: $2,648,361 i.) Estimated Quantities of Materials Excavated or Filled: ±40 CY cut, 40 CY fill Estimated Types of Materials Excavated or Filled: Demolition of existing concrete patio and landscaping. Topsoil and fill material to be excavated for construction of new building foundation. j.) Number, Type and Size of Trees to be Removed: (1) acer rubrum, ±6” DBH k.)
