The following briefly describes the application and the necessary Public Approvals. See also https://cutt.ly/2MwI9PM PROJECT DESCRIPTION: The applicant is requesting administrative site plan review and Environmental (SEPA) Review to construct a 1,390 square foot expansion to the existing building. The project site is 32,672 square feet and is located at 621 SW Grady Way. The property is within the Commercial Arterial (CA) zone, Commercial Mixed Use Land Use Designation and Auto Mall Area A. The site is improved with an existing office building and associated surface parking. The project includes a request to reduce the minimum front yard setback (along SW Grady Way) from 15 feet to 12 feet and the minimum secondary front yard setback (from Raymond Ave SW) from 15 feet to 10 feet. New landscaping is proposed on-site and within the public right-of-way along Grady SW and Raymond Ave SW. One significant tree is proposed for removal and replacement. The project also includes a modification request to maintain existing off-site improvements. The project site is within a High Seismic Hazard Area. DATE OF APPLICATION: November 8, 2022 NOTICE OF COMPLETE APPLICATION: November 9, 2022 OPTIONAL DETERMINATION OF NON-SIGNIFICANCE, MITIGATED (DNS-M): As the Lead Agency, the City of Renton has determined that probable significant environmental impacts from the proposed project can be mitigated. Therefore, as permitted under the RCW 43.21C.110, the City of Renton is using the Optional DNS-M process to give notice that a DNS- M is likely to be issued. Comment periods for the project and the proposed DNS-M are integrated into a single comment period. There will be no comment period following the issuance of the Threshold Determination of Non-Significance- Mitigated (DNS-M). This may be the only opportunity to comment on the environmental impacts of the proposal. A 14- day appeal period will follow the issuance of the DNS-M. Check box to receive via US Mail  Environmental Documents that Evaluate the Proposed Project: Environmental (SEPA) Checklist Development Regulations Used For Project Mitigation: The project will be subject to the City’s SEPA ordinance, RMC Title 4 Development Regulations and other applicable codes and regulations as appropriate. Proposed Mitigation Measures: The following Mitigation Measures will likely be imposed on the proposed project. These recommended Mitigation Measures address project impacts not covered by existing codes and regulations as cited above. 1. The project shall comply with the recommendations of the geotechnical report, prepared by Migizi Group, Inc, dated September 26, 2022, and any updated report(s) associated with the building and construction permits to ensure compliance with the intent of the initial reports. 2. The applicant’s geotechnical engineer shall review the project’s construction and building permit plans to verify compliance with the geotechnical reports. The geotechnical engineer shall submit a sealed letter stating that they reviewed the construction and building permits and in their opinion the plans and specifications meet the intent of the reports.
