First, let me say that all properties cannot be fully developed by exactly the same rules. Such items as terrain, soil conditions, lot configuration, and economic feasibility should also be considered, as well as property location. To agree with a 20 foot setback from adjacent property is unreasonable, in view of the shape and size of the property and building location. A .20 foot setback would reduce the area.of the proposed building to two--thirds that shown. Reducing the size of the building would not only make the cost per • • unit of floor area much higher, but would greatly reduce the usefulness of . the building. • • Relocation of the building is not possible in view of the future development of the balance of the property fronting on 89th Avenue South, It is imperative that 91st Avenue South provide an exit/entrance to the entire area described in the original rezone application. Therefore, a 10 foot setback to me, represents a reasonable and adequate setback, and makes. a 20 foot setback requirement arbitrary. • Again, a 6 foot high screen fence is good:, if there is something unsightly to screen In my case there is nothing unsightly ,in the property, -so I believe a 4 foot high fence, to protect landscaping, is adequate. This new classification would require some setbacks , screening, land- scaping, etc. (which are not required in L-1) , but less restrictive than those presently required in M-P which does not suit properties of less than five acres in size. The, Chairman stated further that perhaps the applicant would be willing to allow his application to be continued for a further 90 days pending completion of this study.
