Dear Mr.Treece: "
The City of Renton has completed the initial review of your proposed lot line adjustment. The
following changeswill be necessary in order for the City to approve your proposal:
1. Note the City of Renton land use action number and land record number, LUA-00-079-LLA
and LND-30-0210, respectively, on the drawing. The type size used for the land record
number should be smaller than that used for the land use action number.
2. The range noted in the indexing is incorrect. The correct range is 5.
3. The City of,Renton no longer requires legal descriptions for new lots, therefore, said new legal
was not reviewed.
4. The City of Renton official signing this document is the City of Renton Administrator of
Planning/Building/Public Works. There is no"Senior Engineer, Platting Unit, Land Use
Services Division"and no"Department of Development and Environmental Services"at the
• City of Renton.
5. Remove the"APPROVAL NOTES"block located in the lower right-hand corner of the
drawing. This block does not pertain to the City of Renton.
6. Note the bearing to center for the southerly end of curve C2.
7. The address for the consolidated lot is 3600 Lind Avenue SW. Note this address on the
drawing.
Once the above changes have been made, please submit two copies of the revised lot line
adjustment to me at the sixth floor counter of City Hall. The revised plans will be routed for final
review and you will be notified when it is appropriate to submit the final mylar. If you have any •

Pacific Gulf Lot Line Adjustment(File No. LUA-00-079, LLA)
Dear Mr. Treece:
The City of Renton has approved the above referenced lot line adjustment and has forwarded the
final mylars to King County for recording. In addition, the Parking Covenant also required as a
condition of approval for the development of the site has been forwarded to the County for
recording.
Please note the recording of the lot line adjustment map alone does not transfer ownership of
property. If necessary, prepare and record a deed transferring ownership of the portion of land
depicted in the lot line adjustment map. We recommend that the legal description for this
document be prepared by a surveyor. It is the applicant's responsibility to ensure this document is
properly prepared and recorded with the County.

Pacific Gulf Lot Line Adjustment
As noted in Condition 2 of the Hearing Examiner's Approval of the Site Plan (LUA-99-
105,SA-H), an application for Lot Line Adjustment is being submitted to the City of
Renton. This action will consolidate Lots 2 and 3 of the Powell Short Plat.
Attached to this application are the project descriptions and site use calculations from
the Site Plan and SEPA submittals for reference.

Dear Ms. Nicolay,
As a part of the submittal requirements for preliminary project review, attached are five site
plans (as defined in submittal requirements), the vicinity/land use map and exterior elevations
of the project. :We are requesting the preliminary project review and the meeting.with the city
departments. We look forward to working with the city to build a successful project. The
following describe the project being proposed.
The project will consist of a 98,529 SF multi-tenant office and warehouse building with
potential office mezzanines totaling 8,000 SF. Maximum size of each mezzanine will not
exceed 3,000 SF without an elevator being installed. Tenant improvement permits will be
applied for as the spaces are leased. Potentially, 8 separate tenants will be placed in this
building. Truck loading is recessed from the building front face, which will allow the vehicles to
be parked without interfering with cross traffic circulation. The street façade is modulated by
these truck recesses and the office modules, which have glass storefront areas, recessed 3'
from the façade, which, will provide further shadowing and break-up. Upper floor windows are
shown whether a mezzanine will occur or not. The exterior paint will be two or three subtle
shades of the same color to band the building, reducing its overall height appearance. The
building height is set with the interior clear height of 24', 3' of roof structure and a parapet at
the office modules. The parapet will hide the mechanical units without using other screening
methods. The building is a type III-N sprinklered structure of occupancy Groups B (office), S1
(Warehouse), and potential light manufacturing (F1). All groups do not reduce fire separations
and allow unlimited area with 60' yards on 'all sides.
The site is located behind Home Depot and abuts the wetland, created as a part of that overall
project. There,is a traffic signal at SW 39th with curb and gutter installed along Lind Avenue. A
•new 6' sidewalk:will.be installed along the Lind Avenue frontage to extend from the 39th radius
return to the railroad tracks. There is an existing bus stop and streetlights and hydrants exist

along Lind Avenue. The site area is approximately 7.39 acres of which approximately 1.37
acres along the east property line of wetland and buffers (75'.in depth by the length of
property). The building coverage ratio is 31% of the entire site. Parking is allocated all around
the building for good distribution and convenience of tenants and is within the parking code
ranges of the city (235 stalls shown @ 2.2 cars/1,000 SF). The handicapped stalls shown (10
stalls with one van) meet the requirements of the ADA. Total asphalt area is 110,217 SF and
landscaping within the asphalt areas exceeds your code minimum 5% (shown 7,954 SF).
Total landscaping including detention ponds and wetland exceed the code 2% limited.
Dumpster with recycle enclosures are located behind the building and will be
enclosed/screened.
Utilities east of the site will be extended on site and to the building. The sprinkler line tap is
proposed from the existing north waterline and domestic/irrigation meters will also be tapped
from this line. Electrical and telephone will come into the north east corner of the building.
Sanitary sewer is stubbed to the property line along Lind Avenue. This will be extended into
the building and internally a sewer line will be run the entire length of the building to service all
areas of the building. Storm drainage is being proposed in combination of surface drainage to
grass swales along Lind Avenue, draining through wheel stops in lieu of continuous curbs.
The truck wells will be collected via catch basins as will the rear paving area and be conveyed
to the detention pond on the south side. The pond will be designed to provide water quality
issues as well as detention pond on the south side. The pond will be designed to provide

The current use of the site is vacant with no physical improvements except for access along
the north property line to Far West Steel and the private road along the south which connects
to the rear of Home Depot. Curb, gutter, streetlights and hydrants exist along Lind Avenue
and a sidewalk will be installed with this development as discussed earlier.
This preliminary project review will hopefully provide us with project specific comments
(preliminary plan check review) and will identify any specific violations or code items needing to
