The .allowing comments on development and permitting issues are based on the pre -application
submittals made to the City of Renton by the applicant The applicant is cautioned that information
contained in this summary may be subject to modification and/or concurrence by official decision'
makers (eg. Hearing Examiner, Boards of Adjustment, Board of Public Works and City Council).
Review comments may also need to be revised based on site planning and other design changes
I required by the City or made by the applicant.
WATER
I. There is an existing 8-inch diameter water -me it,, a 15-foot wide easement around the
complex. The derated fire flow in the vicinity s modeled at approximately 2400 gpm with a
static pressure of 70 psi.
2. There are fire hydrants in the vicinity that ma- be counted towards the fire protection of this
project, but are subject to verification for being within 300 feet of the nearest comer of the
building.
3. The proposed project is located in the 196-w•a:..r pressure zone.
4. The Water System Development Charge (SDC) may be triggered under redevelopment if
additional fire or domestic service is required.
5. The proposed roof structure for the plargrcuna area woula generally not be allowed.
However, walkways and skvbridges have been accommodated in the past. Further
information to aid a decision is required on tr,_ height of the proposed roof, the foundation
requirements, construction/portability and vv-he:aer it might be more advantageous to relocate
the water main around the proposed location. At minimum, an agreement that all moving
costs associated with the roof would be the responsibility of the owners would be required.
SANITARY SEWER
I. There is an existing 8-inch private sewer line servicing the buildings that connects to the
Public system in Lind
2. The Sanitary Sewer SDC is triggered and .vil! be assessed only if additional domestic water
meters are installed.
SURFACE WATER
I. A limited level one drainage narrative is required. No retention/detention calculations are
required for this project.
2. The Surface Water SDC is assessed based on the total new impervious surface square
footage as reflected it,, the final design. T-he charge is determined by multiplying the gross
square footage b} S0.129. None is anticipated with this improvement.
