The project is located in the old 24 Hour Fitness location in the Highland Shopping Center. Current & Proposed Use: The current use is Multi-tenant Shopping Center – Fitness Center. The new use will be an “E” Daycare. Zoning: The current zoning is CA (Commercial Arterial). A “Daycare Center” use is permitted outright in this zone. Site Work: Exterior Playground: There will be a new approx. 5,900 SF exterior playground built-in in the existing grass area to the north of the building. This area is part of the property. The new path to the playground will be located in the back by the existing loading dock. A new concrete ADA compliant path will be constructed for a safe and secure path to the playground. Refer to the Architectural Site Plan & Civil drawings for scope of work. Landscaping & Tree Removal: There will be no removal of any existing landscaping or trees for this scope of work. Transportation & Parking: Refer to the TG & Parking Memo in this submittal package. All access points for the site are existing with no changes. Drainage: The drainage items are addressed in the Civil Plans and TIR Report. Critical Areas: We did confirm with Scott Warlick that a Geotech report is not required for our scope of work. Requested Waivers: Due to the scope of work for our project, we are requesting to have the following required documents waiver for our submittal. The development is existing with buildings, parking lot and landscaping. Density Worksheet Easements, Existing Covenants, Existing Draft Homeowners’ Association Documents Draft Legal Documents Neighborhood Detail Map Rezone, Variance, Modifications or Conditional Use Justification Landscaping Plans Tree Retention/Land Clearing Plan, Tree Retention Worksheet & Arborist Report: Wetland Assessment, Wetland Mitigation Plan Habitat Data Report Standard Stream or Lake Study Stream or Lake Assessment Narrative Flood Hazard Data Biological Assessment/Critical Area Study Geotechnical Report Letter of Understanding Geologic Risk Utilities Plan Colored Rendering Hazardous Materials Management Statement Inventory of Existing Site (For wireless communication facilities) Urban Design Regulations Review Packet Screening Details, Refuse/Recycling Affidavit of Installation of Public Outreach Sign Proof of Neighborhood Meeting Parking, Lot Coverage, Landscaping Analysis Survey Documentation of Affordable Housing Experience and 3rd Party Reporting
