Continued. reduced in width from 60 ° to 50 ° provided that electrical utility lines might be located along .the rear lot lines rather then within street right_ of. way. . Elimination of the connecting road between 132nd Avenue S. E. and the interior of the plat need not prevent the developer from installing a temporary entrance to provide convenient access to model homes during the construction and promotion of the project. Mr. Dennis , engineer for the plattor, discussed the Plat with the Commission members. With respect to the main entrance on So E. 116th Street Mr. Dennis stated that it is necessary that the entrance be visible from the main road which is 132nd and he did not forsee any pileup of traffic at this point, since S . Eo_ 116th is not a heavily travelled street. Mr. Jensen showed slides of the plat and the surrounding area. He stated that his recommendation was to place the entrance further away from the intersection of S. E. 116th and 132nd S. E. , but that understanding the problem of the plattor with respect to sales he would not insist on this point, this being a matter of design. Mr. Peretti voiced some objection to cul-de-sacs within the plat. He stated that he felt that the grid design was preferable. Jack Wilson, City Engineer, in reply to question relative to the location of the entrance to the Plat stated that he did not see too much objection, as he did not think that traffic would be excessive at this intersection. It was moved by Holmes , seconded by Lotto, that we approve the Preliminary Plat as presented and recommend it to the City Council . Mr. Felker questioned Mr. Dennis as to the depth of the lots . Mr. Dennis stated that the lots will be approximately 70 ° x 110 ° . He further stated that the plattor wished to have the interior street accepted as a 50 ' street, with a 32 ' paving width. It was stated that this would require a variance for any street less than the ordinance requirement of 60 ° . Mr. Holmes , with consent of the second restated his motion that we accept the Committee 's recommendation and recommend the adoption of the, Preiiiiiinary Plat of Honeydew Estates to the City Council , provided that all the conditionss and provisions of the Platting Or- dinance have been complied with. Motion carried. The Commission considered the application of Raymond Heikes for re- zone of property in the vicinity of 8th Avenue North and M Street, from GSml to R-l. The Committee and Planning Director recommended the granting of the rezone for the following reasons 1) The property is within an area dominantly used for single family residential purposes . (2 ) The granting of the rezone will 2- n Continued o permit segregation of the property into three parcels with lot sizes consistent with the general standard already . established . in the neigh- borhood. Chairman Denzer asked if there were any oral or written objec- tions ° There were none. It was moved by Trimm, seconded by Wilson, that we recommend to the City Council that the rezone be granted. Motion carried. 5 . The Conditional Permit request by Puget Sound Power and Light Company for a substation in the vicinity of South 158th and the .West Valley Highway was considered by the Commission. The Committee and the Planning Director recommended granting of the Permit with the provision that the Company will develop land- scaping around the site which will aid in establishing desirable standards for the development of adjacent properties ° During the discussion it was stated that the Puget Power and Light Company does make a policy of landscaping the sites around their substations and the same policy will be followed in this loca- tion. There being no objections either written or oral, it was moved by Cordell, seconded by Lotto, that we recommend the granting of the Conditional Permit for the construction of the substation. Motion carried. 6 ° The Commission considered the request of George E. Lewis for condi- tional permit to allow the temporary use of a trailer for business and dwelling use during the construction of a roadway through his property. The Committee and Director recommended granting of the permit for home and office purposes for one year or not later than December 31 , 1963° Further, recommended that ,the granting of the permit must include the residential use at all times during the- per- iod the trailer is located on the site. Chairman Denzer, asked the City Attorney if the granting of the Conditional Permit does. not conflict with the Trailer Ordinance . Mr. Shellan stated that this is in effect a variance from the terms of the ordinance as is the case of any deviation from the ordinances . There being no objections either oral or written, it was moved by Peretti , seconded by Cordell, that we recommend the granting of the permit as stated in the Committee and Director' s report. Motion carried. 7 ° The request by Tiffany Homes for Conditional Permit for a temporary sign designating subdivision entrance to be located on the corner of S. E. 154th Street and 119th S. E . was considered by the Commission. On the plot plan fences were shown along 119th S . E.
