Continued: South 150th Street between 84th Avenue South and 86th Avenue South. The Committee recommended that the property be reclassified for use as multiple family , preferably to an R-3 or R-4 classification. The Director recommended that the property be reclassified to R-3 or R-49 and further that the applicant amend the application, and the property be reposted and readvertized for hearing in March. The pro- posed use is compatible with the proposed land use map as adopted by the Planning Commission and the City Council , Chairman Denzer asked if there was anyone in the audience who wished to speak on the matter. Mr. John Morris , speaking for the applicant, stated that they would like to have this property rezoned to R-2 , because they did not wish to wait for the reposting , etc. He stated that they intend to build a duplex on this property. Slides of the area were shown. Chairman Denzer stated that the Comprehensive land use plan shows this arca to be suited for multiple residential. After discussion on the matter the applicant stated that he would amend his application to apply for an R-4 hone. It was then moved by Peretti, seconded by Cordell , that we hold this matter for 30 days pending an amended application. Motion carried. 4. SLAVO P. OZBOLDT: From S-1 to B-19 property located on Edwards Street Bwtween apie Street and 5th Avenue West. Committee report was to recommend approval of the rezone as re- quested. The Director recommended that the rezone be approved as requested. Chairman Denzer asked if there were any objections to this rezone. There were none. It was stated that this rezone would conform to the proposed land use plan for this area. It was moved by Racanello, seconded by Holmes , that the rezone be recommended to the City Council for approval as requested. Motion car- ried. SPECIAL PERMIT: 5 . PAUL BALLATORE: For 6-unit apartments , property on corner of 3rd Ave. North-and-Barden Street. Committee reported recommending that this matter be held for 30 days for further study. The Director recommended that the proposed setback of 10 ° on Third Avenue North be increased to 20 ° and further recommended that a revision of the site arrangement be accomplished so as to create a more desira- ble parking arrangement consistent with future traffic patterns. Fur- ther, recommended that the matter be held until such time as problems of traffic, parking and site arrangement. can be worked out. Mr. Ballatore, the applicant , asked why the 30 day waiting period was recommended.
