HomeMy WebLinkAboutLUA65-247ORDINANCE NO. .2/ , —7 AN ORDINANCE OF THE CITY OF RENTON?, ¶ ASHINGTON, CHANGING THE ZONING CLASSIFICATION OF CERTAIN PROPERTY WITHIN THE CITY OF RENTON FROM GENERAL CLASSIFICATION DISTRICT (G-7200) TO BUSINESS DISTRICT (B-1) WHEREAS under Chapter VII, Title IV (Business Regulations) of Ordinance No. 1628 known as the"Code of General Ordinances of the City of Renton", as amended, and the maps adopted in con_;uncion therewith the property hereinbelow described has heretofore beer zoned as General Classification (G-7200), and WHEREAS a proper petition for change of zone classification of said property has been filed with the City Clerk on or about July 7, 1965, which petition was then referred to the Planning Commission for investigation, study and public hearing, and a on public hearing having beer held thereon/or about July 28, 1965, all pursnart to notice of hearing dud,/ published and posted as provided by law; said matter having been duly considered by the Planning Commission, and all parties having been heard appearing ir* support thereof or in opposition thereto, 110!7 THEREFORE BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL: OF THE CITY OF RENTON AS FOLLOWS: SECTION I: The following described property in the City of Renton is hereby rezoned to Business District (B-1); the City Engineer and the Planning Director are hereby authorized to change the maps of the Zoning Ordinance, as amended, to evidence said rezoning: All that portion of the east 289.17 feet of the SE 1/4 of the SE 1/4 of Section 4, Township 23 North, Range 5 East, W.M., King County, Washington, Lying North of the North line of Sunset Hiway; EXCEPT the North 616.05 feet and EXCEPT the East 30 feet for County Road. HEARINGs : 1 , GLENN JONES , JOHN BARDESSONO, R-247-65 , request for rezone from 7200 to B-1 , property on 122nd SE 6 Sunset Highway, Committee and Director' s Report : Recommend approval of the rezone as requested , Relative to a 'question on the width of the property involved , Mr, Jensen stated that :;7idth is comparable to the property to the south and does agree with the 500 foot width as set forth in the Comprehensive Plan for this area . The Chairman asked if there were any further comments or objections front the audience , There being none , it was moved by Teegarden , seconded by Racanello to recommend to the City Council the granting of this rezone from G-7200 to B-1 . Motion carried . 2 , WILLIAM KNEDLER, V-246-55 , request for Variance on rear yard set- back rquirement at 541 Y Street : Mr, Teegareen stated that after looking into this matter he believed that the proposed carport could be built by modifying the plans arid still comply - with the required 25 setback, He would be in favor of denying the request, Planning Director David ,Jensen concurred with the committee report feeling no hardshin exists in this instance, He reoom- mendedderi.al of the request . Proposed Zoning Ordinance The Chairman asked if there were any further comments from theLn members, It was stated that the Commission had studied thee ,-;! matter of an industrial park district classification in connec- tion with tine proposed new zoning ordinance very thoroughly, it was then moved by Teegarden , seconded bv Garrison , to re- commend to the City Council the adoc-tion of the proposed amendment , 1- Planning Commission Minutes July 28 , 1965 Page 2 3 . Continued Mr, Schellert asked how this would affect service stations re- lative to setbacks , etc, Mr, Jensen stated that service stations would be excluded from this classification, Mrs, R, M, Boyd , Creat Northern Railroad official , commented that he had not had sufficient time to study this matter as to how it would affect property owned by Great Northern, and he would like to have it understood that they would have an opportun- ity to voice their objections , if any, before its adoption, Acting Chairman stated that this matter would go to the City Council and any comments or objections could be heard at the Council 's hearing , Question beingz called , the motion carried, 46 A copy of a letter from Norman Schultz , referred to the Planning Commission by the City Council was read requesting a Variance from the restrictions of Fire Zone 1 to allow construction of an eight-unit apartment. The applicant wishes to comply with Fire Zone 3 regulations , for which the plans for the building were drawn. Mr, Jensen stated that subject property was in Fire Zone 3 prior to the updating of the Fire Zone Map last year. However, after study by the Fire and Water Committee , the Fire , Engineer- ing and Building Departments , the Fire Zone Map was updated accor- ding to nationally accepted fire zone regulations . This map was referred to the City Council , and after public hearings by the Council was adopted. This now places the subject property in Fire Zone 1 , a more restricted Fire Zone. Mr. Jensen recommen- ded that if variances are given on the fire zones , this will defeat the purposes and effectiveness of the City's adopted Fire Zone Map 'and regulations . Dr. Bardarson stated that since the Council has asked for the Commission' s opinion on this matter, he would move that the Com- mission recommend to the City Council that all structures conform to the. existing Fire Zone Man, Seconded by Cordell , the motion carried.
