The application is compatible with the Comprehensive Land Use Plan for the area. 2 . The application is also consistent with the goals , policies , and locational criteria for residential areas within the Comprehensive Plan and Land Use Report , 1965 . 3 . The granting of the request will allow for subdivision and development of the site for single family residence purposes . Past rezone and development attempts to uses other than single family residential have met with considerable neighborhood concern and objection . Granting of the subject request will relieve that par- ticular concern , and therefore be in the neighborhood and general public interest . 4 . The site contains significant trees and vegetation . These should be retained as much as possible to preserve some of the natural character of the site . This should not only increase the aesthetic appeal of the site development , but also should increase value of such a development. P. PLANNING DEPARTMENT RECOMMENDATION: Recommend approval of the rezone request subject to the retention of the existing natural vegetation on the site until subdivision and development . At such time as much significant trees and vegetation as possible will be incorporated into the development plans . Possibly • restrictive covenants should be provided to ensure reten- tion of the significant trees , especially around the north , west, and south perimeters of the site .
