This process, as you know, should take between 60 and 120 days to complete . At that time , we would sign the necessary deeds and easements. Grady Way has considerable impact upon two major public facilities projects planned adjacent to this site, the proposed SCS P-1 Channel work and the Valley Parkway Roadway project. With the existing SCS P-1 Channel Plan, almost all of the two parts of the B & M Rezone will be taken for canal right-of-way. The remaining portions of the two parts of the site are also encumbered with a Metro sewer easement. This SCS Channel Plan; however, does not take into consideration the proposed Valley Parkway and the major intersection at Grady Way. The SCS Channel will be enclosed in a large Box Culvert under I-405 from just north of Grady Way S. to S.W. 16th St. The rezone of these two parts of B & M land are affected by both the P-1 Channel and the future Valley Parkway. I propose these conditions on this rezone: 1 . Covenant the B & M site to participate in our Street Improve- ment LID for Grady Way, cost of the High Bridge to Lind Ave. S.W. This work includes curb, gutter, sidewalk, road widening to five lanes, and replacement of the existing low Springbrook Bridge trestle. 2. Dedicate a portion of the north tract, shown in cross-hatching. This is less than the SCS design, but our Valley Parkway design will require the P-1 Canal to be in a box culvert, and will require less right-of-way. 3. Reserve slope and filling easements on both of the two parcels. This will allow the City to access across the two parcels to build the P-1 Channel and box culvert and to fill the parcels with excess excavated material .
