The problem arises with regard to providing adequate street rights-of-way. N .E. 28th Street has only 25 feet of dedicated public right-of-way and recently the Hearing Examiner and City Council have determined that 25 feet is inadequate to allow future subdivision of property. Section 9-1108 (23)A(5) of the City of Renton' s Subdivision Ordinance requires residential access street rights-of-way to be a minimum of 50 feet. Therefore, an exception to this particular section of the Subdivision Code must be applied for in writing. This can be done in the form of a letter. However , before you continue with your application you should be aware of the recent case of "Eden Estates" preliminary plat located on the north side of N.E . 28th Street west of Aberdeen Avenue N.E. Copies of the application and decision can be obtained from the City Clerk be referencing File Number PP-430-79 . The access situation in that area has not changed since that time.
