THIS ADDENDUM/AMENDMENT No. 5 to Lease Agreement LAG 14-006 is effective as of
April 1, 2023 ("Effective Date") by and between the City of Renton ("City" or "Landlord""), a
Washington municipal corporation, and Amazing Grace Lutheran Church ("School" or "Tenant.")
a Washington non-profit corporation. The City and Tenant are referred to collectively in this
Agreement as the "Parties."
RECITALS:
WHEREAS, under lease LAG 14-006, effective October 2, 2014, and
Addendum/Amendment No. 1 in 2016, and Addendum/Amendment No 2 dated March 9, 2020,
Addendum/Amendment No. 3 dated June 21, 2021, and Addendum No. 4 dated August 9, 2022
the City of Renton has leased to Amazing Grace Lutheran Church (Tenant), the use of certain
spaces (First, Third, and Fourth Floors of the building) in the Property commonly known as 200
Mill Ave S, Renton, WA (the "Property") for the purposes of a school; and
WHEREAS, the Tenant wishes to extend the term of this lease to June 30, 2024 and
provide provisions in anticipation of the Property being sold, assumption of the lease and
preparation for construction, staging and demolition of the building and property
Now, THEREFORE, the Parties agree as follows:
1.Term:
As of the Effective Date above, the Lease for all floors (First, Third and Fourth) shall be in full force
and effect and co-terminus until June 30, 2024 ("Termination Date"). Any extensions past June
30, 2024, must be by written agreement.
2.All terms of the Agreement not expl icitly modified herein sh all rem ain in full force and effect and
such terms sh all app ly to this Amendment as if fully set forth herein.
