ROLL CALL was taken by Secretary Sterling. All Commission members responded present except Forgaard (previously requested permission to be absent) , Garrison (out of town) , and Mola. With reference to the Administrative Meeting of July 9 , 1969 , it was MOVED BY STERLING, SECONDED BY DENZER, THAT THOSE ABSENT MEM- BERS WHO HAD REQUESTED PERMISSION TO BE ABSENT (DENZER, MOLA, AND TEEGARDEN) BE EXCUSED. MOTION CARRIED. With reference to present meeting, MOVED BY DENZER, SECONDED BY ROSS , THAT COMMISSIONERS FORGAARD AND GARRISON BE EXCUSED . MOTION CARRIED. 2 . APPROVAL OF MINUTES With reference to the Minutes of the meeting of July 9 , 1969 , Teegarden requested that the following change be made : page 3 , third paragraph, line 2 , the words "structural engineers" be sub- stituted for "architects" as shown. Renton Planning Commission Meeting July 23 , 1969 Minutes - Page 2 As these two items are related matters, they were considered together, The Chairman described the application and read a letter re- ceived from the Board of Public Works which stated that in ac- cordance with the request of the Board and the Planning Depart- ment, the property owner has submitted a revised plan deleting the access on Benson Road S. Upon further review of the right- of-way needs in this area, the Board has deleted the requirement for dedication of right-of-way as previously requested. The Board has also granted a revocable variance for off-site improve- ment requirements on Benson Road S. with the understanding that off-site improvements can be required at a future date. The Planning Director stated that the plan as revised does in- clude a new parking layout. The plan meets ordinance parking requirements. The applicant had previously submitted an accept- able landscape plan. Audience comments were invited. There were none. MOVED BY STERLING, SECONDED BY DENZER, THAT THE HEARING ON BOTH ITEMS BE CLOSED. MOTION CARRIED. He displayed a large scale plan of the area indicating the vari- ous types of multiple and commercial zoning already in effect. Slides of subject property were shown. Discussion ensued among Commission members , the applicant, the Planning Director and Mr. Houk of the Engineering Department concerning access to the freeway and sanitary sewer availa- bility.. It was noted that sanitary sewers are not available at this time. Any private sewage disposal' system would have to be approved by the King County. Hea.lth. .Department prior to construction. • Mr. Robert Pratt, 11235 SE 76th Street, residing. east of subject property, expressed concern about his view property with the mul- tiple zoning to the west. The Chairman pointed out that the mul- tiple zoning is in the county, was zoned by the county, and that the City of Renton has no jurisdiction outside its city limits . Teegarden stated that persons owning property on the hill would probably not be affected in their. view toward Lake Washington by any commercial development below and westerly. Mr. Floyd Hewitt also expressed concern regarding the. view property on the hill to the east. Mr. Teegarden ' s remarks on this subject were di- rected also in answer to Mr. Hewitt.
