The Chairman replied that items such as setbacks, height, screening, landscaping, site design, lighting and access could be among those to be reviewed by the Planning Commission. After consultation with his representative, Mr. Peretti, the applicant stated he would be willing to work with all city departments to try to work out the best possible development for the site. Considerable discussion ensued among Commission members and the Planning Director concerning timing of proposed restrictive covenants or other agreement requiring Planning Commission ap- proval of site development. Mola asked if the covenants would apply 1 zoned B-1 and L-1. Teegarden statedit wasthe thearea committeerese'lsly intention that the entire area would be involved--the area delineated by the committee recommendation. More discussion followed, after which it was MOVED BY DENZER, SECONDED BY FORGAARD, THAT THE HEARING BE CLOSED. MOTION CARRIED. ACTION: MOVED BY HUMBLE, SECONDED BY DENZER, THAT THE PLANNING COMMIS- SION CONCUR WITH THE COMMITTEE RECOMMENDATION ON THE CUGINI REQUEST. SUCH RECOMMENDATION TO INCLUDE FOR COMPREHENSIVE LAND USE PLAN DESIGNATION CHANGE FROM HIGH DENSITY MULTI-FAMILY RESIDENTIAL TO COMMERCIAL THAT PROPERTY COMMENCING AT THE INTER- SECTION OF NE 3RD AND 4TH STREETS WESTERLY TO THE WESTERLY BOUNDARY OF THAT PROPERTY PRESENTLY ZONED B-1 , BETWEEN STREET AND NE 3RD STREET. (SHORELINE PROTECTION ACT) The Planning Director stated the bill is in SenaCommittee; nothing further having been done since House approval. Committee Chairman Noel Peterson is currently out of town on vacation. (b) SUBDIVISION ORDINANCE - STATUS REPORT The Planning Director stated the latest revised draft of the proposed Subdivision Ordinance was recommended for approval by the Community Services Committee to the City Council. Council referred the matter to the Legislation Committee for preparation of the ordinance, and it is anticipated that it will be coming out in ordinance form shortly. As there was no further official business before the Planning Com- mission, it was MOVED BY FORGAARD, ARDCARR, SECONDED BY DENZER, THAT THE MEETING BE ADJOURNED. APPROVAL OF MINUTES As there were no corrections or additions to the minutes of the meeting of March 24 , 1971, the Chairman declared them approved as written. 3 . NEW PUBLIC HEARING ITEM FOR PLANNING COMMISSION CONSIDERATION AT PUBLIC HEARING MEETING OF APRIL 28 1971 REZONE APPLICATION % (a) SERVICE LAUNDRY & DRY CLEANERS, INC. , Appl. No. R-673-71; rezone from P-1 to B-1• property located on Main Ave. T be- tween S. 4th and 5th Sts. The Planning Director described the rezone application and pointed out property location on the zoning map, noting sub- ject property has been sold by Renton School District No. 403 to the applicant. The property was formerlya Henry Ford School site part of the old Building) . The request (iswforerezonelfrromtP-lttodB-1. Thelon applicant proposes to construct a boiler room on a portion of the site, retaining the remainder for use as an off-street parking facility. There is 6 , 000 square feet in the lot. The Comprehensive Land Use Plan designation for the area is commercial. Upon query by the Commission, the Planning Director stated the applicant presently leases a minimal number of parking spaces for employees in the area, but no parking is presently provided on the site of the laundry • facility.
