I am familiar with the property located at 1600 Grant Avenue SE, Renton, and the project proposed for that site . by Tridor, Inc. It is my professional opinion that the proposed project would increase the value of homes directly surrounding the project site. The proposed project involves high quality homes, interesting architectural features and attractive landscaping. High-end projects of this type work to increase values of adjacent properties. It is also my professional opinion that a representative and fair market price for the units in the proposed project would be approximately $385,000, equating to an average value per square foot of approximately $193. This opinion is based on research of comparable sales in the area. If the proposed project is required to reduce square footage, it is my opinion that the value of the project will diminish accordingly.
