The comments should be incorporated into the mylars submitted. Please submit two sets of original signed mylars and a check for $15.81 made out to Champion Couriers to my attention at the sixth floor counter of City Hall. Please verify that the mylars have been signed by all owners of record and have been notarized with an ink stamp (not embossed). The ink stamp must be legible so that King County will promptly record the lot line adjustment. This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day appeal period from the date of this letter. Any appeals of the administrative decision must be filed with the City of Renton Hearing Examiner by 5:00 pm, April 16, 2010. Appeals must be filed in writing together with the required fee with: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the Examiner are governed by City of Renton Municipal Code Section 4-8-110. If the subject properties are owned by Rendev One, LLC, then that name must be noted on the submittal (under the "Owner's Declaration block but before the acknowledgment block), with Emily Buchwalter signing as an authorized member of said LLC for the execution of the subject lot line adjustment. The corporation is noted in the Acknowledgment block, but not specifically noted as the property owner. Is the 7' wide pedestrian access easement over Lot 1 public or private? If public, the city is the grantee (use the city's forms for this easement). If private, note said easement as such on the submittal, and include a Declaration of Covenants block on the submittal. See the attachment. Remove the existing address (604 Morris Ave South) from the upper left-hand side of both submittal sheets. Fesser"* Buchwalter Lot Line Adjustment, LUA-09-054-LLA Format and Legal Description Review I have reviewed the above referenced lot line adjustment submittal and have the following comments: Comments for the Applicant: Note the City of Renton land use action number and land record number, LUA-09-054- LLA and LND-30-0352, respectively, on the drawing sheets in the spaces provided. Note that it would be better if the LUA and LND numbers were noted together on each drawing sheet. Show a direct tie between the subject property and the City of Renton Survey Control Network with published values. The geometry will be checked by the city when a direct tie has been provided. Note what was found when visiting the existing monuments (two monuments are required). Note all easements, covenants and agreements ofrecord on the drawing, if any. Note the plat name and block number of the properties to the north and south of the subject lot line adjustment property on the drawing. On the final lot line adjustment submittal, remove all references to utilities facilities, asphalt, concrete, spot elevations, walkways and other items not directly impacting the lot line adjustment, including those items noted in the "LEGEND" block. Remove the "VERTICAL DATUM" block from Sheet 2 of 2. Do note encroachments, if any. All vested owner(s) of the subject lot line adjustment property need to sign the final lot line adjustment submittal. If there is just one owner (a corporation), provide one signature line with the name of the authorized signing member noted underneath and the corporation name. It is suggested that the new names of the reconfigured properties be noted as something more distinguishable than "NEW LOT A" and "NEW LOT B", e.g. Lot I and Lot 2. Note the addresses for the two lots on the lot line adjustment drawing. Remove the left-hand corner address noted on both drawing sheets. Note: It is likely that "LOT 2" will have a new address (provided by the city). Remove "BOUNDARY LINE ADJUSTMENT" from the "OWNER"S DECLARATION" block and replace with LOT LINE ADJUSTMENT. FIRE LANE ACCESS: The minimum width for fire lane access shall be 20 feet of surface capable of supporting a Fire & Emergency Services Department apparatus. By adjusting the lot lines to create a new lot two {2), the only access is from the alley. The alley behind 604 and 604 Y, Morris Ave Sis of insufficient width to be recognized for fire department access. There is insufficient information to determine the proposed building sizes on lot two {2), but it would appear that each building access may need to come from the pipe stem component of lot one (1). 2. ADDRESSING: Addressing of each building on the proposed lot two (2) would be problematic if the only access is from the alley, which is not a recognized street. Furthermore, if the ultimate goal is to create Fee Simple lots, it might be simpler and more efficient to create five (5) lots now, rather than doing this adjustment and another adjustment later. Fourteen units per net acre. -The current use of this site is a single family residence with a backyard cottage at 604 Yi Morris Ave. S. -Current percentage lot covered by buildings is 20.5% The purpose of the lot line adjustment is so we can build townhomes in an affordable fashion in the near future. Lot 2, accessed off of the alley will be built first with three townhomes. This construction would be able to occur without disturbing the front lot I with it's existing rental house on it.
