DECISION CRITERIA COMMENTS: [the bullet number below corresponds to the Decision Criteria number above] a. The site is not steeply sloped; therefore, the proposal does not appear to contribute significantly to any of the above-mentioned hazards. b. The vegetation that will be removed is not in close proximity to any watercourse or wetland, and therefore, its removal would not contribute to any flooding, erosion or increased turbidity. c. The removal of the understory vegetation will not affect the current state of visual screening present on the property. d. Staff recommends that as a condition of approval, best management practices for vegetation removal be employed so as to meet this criterion. This includes hydroseeding any exposed areas within 30 days of the completion of work, or covering the areas with hay, or mulch, sod, or plastic so as to prevent erosion. e. The proposal does not impact any critical areas. The applicant shall remove all bulky waste from the lot. 2. The applicant shall employ Best Management Practices for vegetation removal. These include either: hydroseeding any exposed soil areas within 30 days of the completion of clearing; or covering the exposed areas with hay, mulch, or sod. 3. Appeals must be filed in writing, together with the required fee to the City of Renton Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057. City of Renton Municipal Code Section 4-8-110 governs appeals to the Hearing Examiner. An extension may be granted by the Planning Division for a period of one year upon application by the property owner or manager.
