Access to the site would be provided via existing curb cuts along Rainier Ave N. There are no critical areas on site. Current Use: A vacant grocery store formerly operated by Greenfresh Market. Zoning: The property is located within the Commercial Corridor (CC) land use designation and the Commercial Arterial (CA} zoning classification. Warehousing is not a permitted use within the CA zoning classification. The applicant has the ability to apply for a Temporary Use Permit in order to utilize the structure for its warehousing and distribution needs for o period of no longer than two years. The property is also located within Urban Design District 'D', is subject to additional design elements.
