Garages Choose one: D Recessed 8' from the front of the house and/or front porch; or D Roof extends 5' beyond garage front at least the width of the garage and the porch/stoop; or D Alley Accessed; or D Located so that the entry does not face a street or an access easement; or D Sized so it represent no greater than 50% of the front fa~ade width at ground level; or D Detached; or C8J Alternative that meets guidelines (Explain) The proposed new single-family residence would have a three-car attached garage. The Residential Design Standards regarding garage design state an attached garage may be no more than 50% of the City of Renton Department of C unity and Economic Development Administrat Hardip Gil Residential Design Modification Report of March 25, 2013 odification Request Report & Decision LUA13·000364 Page 2 of 3 front forade at ground level which would necessitate the use of one double garage door. Because of the size of the proposed residence, the applicant believes that a three-car garage is necessary. One double garage door and one single garage door are proposed to provide a more functional design approach. The single door portion of the garage would be recessed two feet from the rest of the garage to provide a more aesthetically pleasing design. The proposed garage would occupy approximately 56% of the front farade. And, ifthe garage is wider than 26', choose one: [gJ The portion greater than 26' is setback at least 2'; or D Alternative that meets guidelines (Explain) __ RMC 4-9-2SOD.2 Criteria for Modification of the Standards. The requested modification must also meet the following criteria: 1. Will meet the objectives and safety, function, appearance, environmental protection and maintainability intended by the Code requirements, based upon sound engineering judgment; and 2. Will not be injurious to other property(ies) in the vicinity; and 3. Conform to the intent and purpose of the Code; and 4. Can be shown to be justified and required for the use and situation intended; and 5. Will not create adverse impacts to other property(ies) in the vicinity. DECISION The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250D2 for approval of modifications. Therefore, the Hardip Gil Residential Design Modification modification (as depicted in Exhibit 2) of the residential design standards for the proposed single-family residential structure, Project Number 13-000364, MOD is approved. o /U/J J 1.tJ 13 ~,tl'i C.E. The garage is 21' wide at the two car portion; third car garage is set back 2 feet and is 11 feet wide. Based on this requirement the property owners were confident that the house complies with the city standards.
