SUMMARY OF REQUEST: The applicant is requesting approval of a modification of the
Residential Design Standards {RMC 4-2-115) on a proposed
unknown square foot single-family house. The proposed project site
is 33,519 square feet located in the Residential -4 dwelling units
per acre (R-4) zone. The applicant is requesting approval of a lower
roof pitch than the minimum standard to provide a varied roof
pitch lower than 6:12 that best matches the style of home to be
constructed and still meet the guidelines of the Roof element in the
Residential Design Standards.

The applicant states and staff concurs that the proposed roof pitch of 4:12 will match the
design and character of the modern architectural style af the home (see house elevations in
Exhibit 1). The applicant notes in the request that the style of the home is similar to
architectural trends in many nicer Seattle and Eastside neighborhoods. The applicant's
intent is to have a more Contemporary/Modern feel that will add to the appeal of the
neighborhood.
Within the municipal code, the Guidelines for the "Roof" standard states "roofs shall
represent a variety of forms and profiles that add character and relief to the landscape of
the neighborhood".
The applicant's request fetter states that "the design of the roof is an important component
of the architectural character of the house to achieve the intended modern styling," and that
"the character of this home should nicely attain the standards intended by the building and
design code and it does not adversely impact other properties in the area." (Exhibit 2) The
applicant and staff concur that the contemporary design of the home allows for a 4:12 roof
pitch rather than a minimum of 6: 12.
RMC 4-9-2500.2 Criteria for Modification of the Standards.
The requested modification must also meet the following criteria:
1. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering
judgment; and
2. Will not be injurious to other property(ies) in the vicinity; and
3. Conform to the intent and purpose of the Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.
DECISION
The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250D2 for approval of modifications.
Therefore, the PIO 1023059364 Residential Design Modification of the residential design
standards for the proposed single-family residential structure, Project Number LUA14-000423,
MOD is approved.

The decision to approve the modification(s) will become final if not appealed in writing together
with the required fee to: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton,
WA 98057 on or before 5:00 pm, on April 17, 2014. Additional information regarding the

This letter is to request a residential design modification of the Building Guidelines under
RMC 4-2-115 for roof standards. We request a modification of the roof pitch from the
required 6:12 to a 4:12 roof pitch. I have included for your review a colored rendering of
the front elevation of the proposed house to show a finished elevation perspective that
illustrates the benefits of the lower pitch roof for this style of house.
This home was designed by Architects Northwest to have a more Contemporary/Modem
feel. The overall design of the home is accented with the large front covered porch and
interesting architectural elements in combination with the lower pitch roof. The design of
the roof is an important component of the architectural character of the house to achieve
the intended modem styling. This style of home has become more common in the nicer
areas of Seattle and the Eastside and we believe that it will add to the appeal of the
neighborhood. The character of this home should nicely attain the standards intended by
the building and design code and it does not adversely impact other properties in the area.
