RECITALS: St'' WHEREAS, the Boeing Employee Flying Association lease agreement LAG 001- 87 includes property, identified at Exhibit "B" as Parking Lot 'A', which is located between Rainier Avenue and the Airport's West Perimeter Road, and WHEREAS, the property identified as Parking Lot 'A', the purpose of which was to provide employee vehicle parking when and if the manufacturing of aircraft commenced on the leased premises by Airmaster, Inc., the previous leaseholder, was originally included in the Boeing Employee Flying Association lease when acquired from the previous leaseholder, and WHEREAS, this property has never been paved, is not useable by the Boeing Employee Flying Association as a parking lot, and is not required or desired for such use by the Boeing Employee Flying Association, and WHEREAS, the Boeing Employee Flying Association requested that the property identified as Parking Lot 'A' be deleted from their lease agreement LAG#001-87. NOW, THEREFORE, IT IS HEREBY AGREED AND COVENANTED BY AND BETWEEN THE CITY OF RENTON AND BOEING EMPLOYEE FLYING ASSOCIATION, AS FOLLOWS: WITNESSETH: 1. The Lessor and Lessee do hereby agree that the property identified in Exhibits A and B as Parking Lot 'A', with an area of 7,200 square feet, is deleted from the Lessee's leased premises as of August 1, 1998. ORiGINAL LAG 001-87 Addendum 03-98 Date: EXHIBIT "A" BOEING EMPLOYEES FLYING ASSOCIATION BASIC GROUND LEASE AREA: That portion of the northwest Quarter of Section 17, Township North Range 5 East W.M. described as follows: Commencing at a point 10 feet northerly of the intersection of the West Margin of Lake Avenue South (Formerly Lake Street) with the centerine of Airport Way S. (formerly Dixie Avenue according to the plat of Renton Real Estate First Addn. as recorded in Volume 21, Page 50, Records of King County, Washington); Thence South 87°30'17" East on a line 10 feet North of and parallel to the centerline of Airport Way South a distance of 286.31 feet to its intersection with the southerly extension of the centerline of the existing runway of the City of Renton Airport; Thence along said runway centerline North 4°49'43" West a distance of 294.74 feet to a point referred to as Runway Station 0+00; Thence North 4°49'43" West a distance of 4,272.63 feet; Thence South 85°10'17" West a distance of 375.00 feet to the True Point of Beginning: Thence South 84°50'50" West a distance of 373.05 feet; Thence North 2°05'50" East a distance of 109.27 feet; Thence North 00°10'25" East a distance of 90.06 feet; Thence North 1°31'17" West a distance of 159.48 feet; Thence North 4°53'45" East a distance of 14.99 feet; Thence North 85°10'17" East a distance of 170.00 feet; Thence South 4°49'43" East a distance of 40.00 feet' Thence North 85°10'17" East a ditance of 170.18 feet' Thence South 4°49'43" East a distance of 330.07 feet to the True Point of Beginning. The Lessor and Lessee do hereby agree that the square footage of the Lessee's leased premises subject to lease agreement LAG 001-87 is decreased from 132,037.90 square feet to 124,837.90 square feet, the result of the deletion of the 7,200 square feet from lease agreement LAG 001-87, the new total leased premises area constituting the square footage as described by the legal description hereto attached and made a part hereof, replacing Exhibit 'A' dated March 5, 1992. 3. The Lessor and Lessee do hereby agree that the annual rental $1,008.00 for Parking Lot 'A' shall be terminated as of August 1, 1998. 4. All other terms and conditions of the original Lease Agreement shall remain in full and effect.
