Please submit two sets of an original signed mylar and a check for $15.73 made out to CD&L to meat the sixth floor counter of City Hail. Please verify that the mylars have been signed by all owners of record and have been notarized with an ink stamp (not embossed). The ink stamp must be legible so that King County will promptly record the lot line adjustment. This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day appeal period from the date of this letter. Any appeals of the administrative decision must be filed with the City of Renton Hearing Examiner by 5:00 pm, June 6, 2006. Appeals must be filed in writing together with the required $75.00 application fee with: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98055. Appeals to the Examiner are governed by City of Renton Municipal Code Section 4-8- 110. Fesser SUBJECT: Blayden/Langley Lot Line Adjustment, LUA-06-026-LLA Format and Legal Description Review Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have the following comments: Comments for the Applicant: Note the City of Renton land use action number and land record number, LUA-06-026-LLA and LND-30-0308, respectively, on both drawing sheets. The type size used for the land record number should be smaller than that used for the land use action number. Indicate what has been, or is to be, set at the corners of the proposed lots. Note all easements, covenants and agreements of record on the drawing. On the final lot line adjustment submittal, remove all references to retaining walls, utilities facilities, concrete and other items not directly impacting the subdivision. Change all "BOUNDARY" references, on both short plat drawing sheets, to LOT. The city defines these subdivisions as a "LOT 1_,INE ADJUSTMENT" instead of Boundary Line Adjustment. Change the names of the reconfigured lots to "LOT 1"and "LOT 2", or other, to clearly separate said properties from the names noted prc.-lot line adjustment (ORIGINAL PARCEL A and ORGINAL PARCEL B) The references to "PARCEL A - I" and "PARCEL B-I", for the access easements attached to the legal descriptions noted under the "ORGINAL LEGAL DESCRIPTIONS" block, should be changed to "TOGETHER WITH a nonexclusive easement..." and "TOGETHER WITH an easement...". Also remove the references to "PARCEL A-1" and "PARCEL B-1 " noted thereon. The "APPROVAL NOTES" block (noted Under the notary blocks on Sheet 1 of 2) does not apply to the City of Renton. Remove said block from the drawing. Note the symbol for what is to be set at the new corners (noted in the "LEGEND" block on Sheet 2 of 2) on the lot line adjustment drawing. Note whether the properties to the east, west and north of the subject properties are platted (give plat name and lot number) or unplatted. Note that if there are restrictive coveDants. agreements or easements to others (City of Renton, etc.) as part of this lot line adjustment, they can be recorded concurrently with the lot line adjustment. The lot line adjustment and the associated document(s) are to be given to the Project Manager as a package. The lot line adjustment will be recorded first (by King County). The recording number(s) for the associated documents) are to be referenced on the lot line adjustment. submittal. Therefore, provide space(s) on the lot line adjustment submittal for the recording number(s) of said associated document(s). Comments for the Project Manager: Are the existing access easements sufficient for what will be, technically, a land -locked property after the lot line adjustment is approved (portion of the "ORIGINAL PARCEL A" noted on Sheet 2 of 2)?
