The proposed location is 359,673 square feet in size and is currently used as a gravel parking lot, a public waterfront promenade, and an open lawn area. The outdoor events would be held in the open lawn area, and would include concerts, festivals, weddings, corporate events, and other such public and private activities. Proposed events would take place from 8:00 a.m. to 11:00 p.m. for weekday events and with later hours for weekend events. Events would occur two to three times per week with a maximum attendance of 2,540 people for each event. Depending on the nature of the event, temporary tents and/or temporary stages could be used. A total of 635 temporary parking stalls are proposed to accommodate the maximum number of attendees (1 parking stall per 4 attendees = 635 stalls). Temporary restroom facilities would be placed on the west side of the gravel parking area. No grading, permanent structures, permanent impervious surfaces or other permanent improvements are included in the proposal. This proposal is similar to LUA05-165, Temporary Use Permit which expired on February 8, 2008. Decision: The Southport Outdoor Events Temporary Use Permit, Project LUA08-039 is approved subject to the conditions below. Date of Permit Issuance: June 6, 2008 Date of Expiration: June 6, 2010 Conditions of Approval: 1. Temporary event activities may not occur on days during which Gene Coulon Park is subject to heavier than normal use due to annual festivals and events. These include the following: • Renton Kids Fishing Derby and Bass Tournament • July 4 • Renton River Days • Clam Lights Day 2. Weekday hours of operation for events shall be 8:00 a.m. to 11:00 p.m. 3. The maximum number of attendees at any individual event shall be 2,540 people. 4. The maximum number of temporary parking stalls shall be 635.
