RESTRICTIVE COVENANT
1. Owners. We, George Mehrens and Gloria Mehrens, husband and
wife, are the owners of the property described herein and are
hereby imposing a restrictive covenant on our property in order
to comply with a condition for approval of a short plat of our
property under City of Renton short plat number LUA 95-198.
2. Subject Property. The property which is to be subject to the
restrictive covenant is located in Renton, King County, Washing-
ton, and is legally described as on attachment A hereto, and is
being short platted into two lots, which short plat is being
filed simultaneously herewith, or will be filed as soon as
processed by the City of Renton.

3. Imposition of Covenant. The above named parties hereby impose
a restrictive covenant on the subject property as follows: at any
C) time the existing house on lot 2 of said short plat is removed
and a new house is constructed on said lot, the driveway improve-
ments within the driveway easement shown on the short plat or any
04 extension of South Tillicum Street shall comply with an access
Cam? plan to be prepared to the satisfaction of the City of Renton
tip Development Services Division and the Fire Prevention Bureau.
4. Runs with the land. This covenant shall run with the title to
the affected property and be binding on the heirs, successors and
assigns of the parties.
