HomeMy WebLinkAboutAdden 1 CAG-19-019,Adden#1-19 R AMENDMENT NO. 1 (CAG-19-019) AIA-B103 - AGREEMENT BETWEEN OWNER AND ARCHITECT FAMILY FIRST COMMUNITY CENTER THIS AMENDMENT dated S/O/Zo(7 , is by and between the City of Renton (the "City"), a Washington municipal corporation, and Baylis Architects. Inc. ("Consultant"). The City and the Consultant are referred to collectively in this Amendment as the "Parties." Once fully executed by the Parties, this Amendment is effective as of the last date signed by both parties. Whereas, the City engaged the services of the Consultant under AIA B103 — Agreement Between Owner and Architect (CAG-19-019), dated January 23, 2019, to provide necessary services for the Family First Community Center (referred to herein as the "Agreement"); Whereas, the Parties wish to amend the Agreement to incorporate additional services to support a short plat process and provide cost estimating and value engineering of the schematic design package in order to conform design to budget. NOW THEREFORE, It is mutually agreed upon that the Agreement is amended as follows: 1. Scope of Work: Article 4, Supplemental and Additional Services, is amended to add: 1) Architect's work to support the short-plat process as needed by the Renton School District, and 2) sections 4.1.1.11 and 4.1.1.12 are modified to add/assign the responsibility for value engineering and cost estimating services to the Architect. Work is as specified in Additional Service Requests - Exhibits A and B, attached and incorporated herein. 2. Compensation: Article 11, Compensation, is amended so that the maximum amount of compensation payable to Consultant for Phase 2 is increased by$24,614.00 ($10,000.00 to support the short plat process and $14,616.00 for cost estimating/value engineering) from $1,239,097.05 to $1,263,711.05, plus any applicable state and local sales taxes. The additional compensation shall be paid based upon Work actually performed according to the rate(s) or amounts specified in Exhibits A and B, which are attached and incorporated herein. 3. All terms of the Agreement not explicitly modified herein shall remain in full force and effect and such terms shall apply to Work performed according to this Amendment as if fully set forth herein. The work includes services as needed to assist with the Short Plat Process in coordination with the Renton School District and the City of Renton. The proposed scope includes code research and documentation, meetings and correspondence with City of Renton planner(s), reviewing proposed short plat documents, and producing documents, calculations, and other work product as needed to support the short plat process. The proposed services include preparation of one construction cost estimate based on the Schematic Design drawings and documents. These services will be provided by RLB Robinson Company as further detailed on their attached proposal. The proposed fee for this work totals $ 10,614.00 (includes 7%consultant markup) Additionally, we request to provide consultant coordination services to support this schematic design cost management effort. Our work would include providing documentation to the cost management consultant and meeting with the consultant to review the itemized costs and discuss cost saving options. We propose to provide this work on an hourly basis with a fee not to exceed $4,000 We appreciate your consideration of this Additional Services request. We understand the project to be the construction of new 21,000 sf community center with some core and shell space for a health clinic tenant improvement.We assume that the project will be procured using a Design-Bid- Build basis. If either a GC/CM, Negotiated or Design/Build method is used, our proposal would need to be revised for any reconciliation with or review of the contractor's estimate that is requested. Those services are typically provided on a time and material basis with a not-to-exceed value. Scope of Our Services Our proposed services include preparation of one estimate at the schematic design phase, based on a combination of detailed and systems estimating, along with time to price several value engineering items. We are assuming we will be providing estimates for all the major disciplines of the project. However, costs for any specialized elements such as hazardous material removal should be provided to us for review and incorporation into the final cost opinion. We have broken our fee out by the different areas of design, so you can choose the portions that you wish us to provide services. Our fee does not include time spent working on significant design or scope revisions. Although we do not anticipate incurring additional expenses, our proposal excludes out of pocket expenses (such as color photocopying, reproduction costs associated with printing large format documents required for production of estimates, freight charges or meetings), which are to be reimbursed at the actual cost plus a 10% administration charge. Our involvement is strictly limited to this exercise; therefore,we require closure of this account at the completion of our work.
