LEGAL DESCRIPTION:Lot B of the Morehouse Short Plat,LUA-04-057,comprised of the East 125 feet of the North 65 feet of tract
44 of N.H.Latimer's Lake Washington Plat,according to the plat thereof recorded in Volume 6 of Plats,page 70,in King County
Washington:together with that portion of vacated South 129`x'Street adjoining,which upon vacation,attached to said property by
operation of law,vacated by City of Renton Ordinance No.2106. All situate in the NW quarter of Section 18.Township 23 North,
Range 5 East.W.M..in the City of Renton,King County,WA.
Whereas the Grantor(s).Owner(s)of said described property,desire to improve the following restrictive covenants running with the land
as to use,present and future,of the above described real property.
Now THEREFORE.the aforesaid Owner(s)hereby establish,grant and impose restrictions and covenants running with the land hereto
attached described with respect to the use by the undersigned,his successors,heirs and assigns as follows:
Installation of Improvements: The Owner(s)of the above described property,their heirs and assigns,hereby agree and covenant to:
Plant and maintain two ornamental trees,within the 20't'ront yard setback area of each new undeveloped lot(Lot B only). The trees
shall be planted prior to final building permit inspection. The minimum size shall be 1.5"caliper for deciduous trees or 6-8 feet in height
for conifer trees.
Duration: These covenants shall run with the land in perpetuity.
Any violation or breach of these restrictive covenants may be enforced by proper legal procedures in the Superior Court of King County
by either the City of Renton or any property owners adjoining subject property who are adversely affected by said breach.
